Port St. Lucie is a city of 119 square miles of land and 268,062 people, up from 204,826 in 2020, which makes it the fastest-growing city of its size in the country, and it is two-thirds of St. Lucie County. Most of it is houses: four households in five own their home. Florida levies no income tax, so what a house costs to hold here is its property tax, seventeen levies less a homestead exemption an owner has to apply for; the City's garbage and stormwater assessments, which no exemption touches; often a community development district's lines on the same bill; and an insurance policy that covers wind and not water, on a coast where two hurricanes came ashore three weeks apart in 2004. Rent or buy in Port St. Lucie
Whether buying beats renting in a county where the single-family median sale price is up 0.6% on the year, the tax comes to about 1.99% of the price after the homestead exemption with the City's assessments on top, and the flood policy is a separate bill. Both households start with the same cash and whichever has the cheaper month invests the difference, so the comparison is not rigged in either direction.

Five parts of the city named the way people here name them, on the lines Port St. Lucie already divides itself by: Interstate 95, Florida's Turnpike, Crosstown Parkway, the C-24 canal, the North Fork of the St. Lucie River and US 1. They differ on the age of the houses, whether a community development district's assessment comes with the lot, how close the canals and the river run, and how far the street is from the newer city to the west.

What buying in Port St. Lucie actually involves
The property tax is long to read and still not the millage. A house in the City of Port St. Lucie pays seventeen levies: St. Lucie County's general fund, jail and courts, transit, mosquito control and erosion district; the City's 4.6607 mills for operations and 0.3143 for voted debt; St. Lucie Public Schools' 6.2960; the Fire District's 3.0000; and the Children's Services Council, the South Florida Water Management District and the Florida Inland Navigation District: 22.3097 for 2025. Florida's homestead exemption takes $25,000 off the value for the school district and a second, inflation-indexed slice off for everyone else, so on the $402,500 county median an owner who lives in the house pays about $8,022 a year and a landlord about $8,980. The exemption is not automatic: you file with the property appraiser by 1 March. The City's solid waste and stormwater assessments, $656 a year for a house in 2025-26, arrive on the same bill and no exemption touches them.
The seller's tax bill is no guide to yours. Save Our Homes caps a homesteaded house's assessed value at 3% growth a year, or less when inflation is lower, for as long as the owner keeps it, and the cap ends with the sale: the house is assessed at market value on the next roll. In a city whose taxable value more than doubled between 2020 and 2025, a neighbor who bought before the boom can be taxed on a fraction of your value. If you are leaving a Florida homestead, portability can carry up to $500,000 of that accrued benefit to the new one within three tax years, on its own application.
Insurance is the cost that moves fastest, and here the published averages disagree by a factor of three. A Florida homeowners policy covers wind, with a hurricane deductible of its own that the state lets an insurer set at 2%, 5% or 10% of the dwelling limit, and it does not cover flood. In September 2004 Hurricanes Frances and Jeanne both came ashore at the southern end of Hutchinson Island, three weeks apart, and Frances pushed a 5.89-foot surge to the St. Lucie Lock. From 1 January 2027 every Citizens Property Insurance homeowners policy with wind cover must carry flood as well, wherever the house is.
Much of what a house here costs is not in any millage. In the master-planned west, a community development district sells bonds for the subdivision's roads, drainage and amenities and repays them through assessments on the tax bill, collected like the tax itself: in Tradition's districts the running-cost line on a house for fiscal 2027 is up to $968, and a house that carries the 2014 bonds pays $716 more until 2035. The City's Southwest Annexation district bills 2,415 properties in Southern Grove through fiscal 2044-45, and in the older city a lot still on a well and septic tank faces the cost of connecting to City water and sewer. One owner in four pays an association as well, at a Census median of $346 a month. For a first-time buyer, Florida Housing's Hometown Heroes program lends up to 5% of the loan to teachers, nurses, first responders, service members and others in listed jobs.
Moving to Port St. Lucie: check these before you commit
- Whether the address is inside the City of Port St. Lucie or in Fort Pierce or the unincorporated county, each of which levies a different total, from the property appraiser's record rather than the mailing address
- The property appraiser's estimate of your first tax bill at your price, and every non-ad valorem line on the seller's last bill: the City's solid waste and stormwater, any community development district, and any City special assessment
- Whether the house is on City water and sewer or on a well and septic tank, and whether a recorded connection agreement is still being paid
- FEMA's flood map and the elevation certificate for the exact address, how close a canal or the river runs, the seller's disclosure of past flooding, and a quote for a separate flood policy
- A homeowners quote on the specific roof, with the hurricane deductible stated, and the wind mitigation and four-point inspections the insurer will ask for
