Tampa vs Port St. Lucie: which should you move to?
Tampa or Port St. Lucie? Housing, rent, crime, climate, income, taxes and transit, side by side, from each city's own published figures. Written for someone deciding where to live, not for a ranking.
Port St. Lucie
Both cities are in Florida and price in US dollars, so neither takes income tax, a single filer on $100,000 pays the same $13,449 in federal tax in each, and the homestead rules are the same. On Zillow's index, the same measure in both, the houses cost about the same: Tampa's typical home was $380,283 in June 2026 and Zillow's index for the City of Port St. Lucie stood at $384,593 in August. Holding one is not the same. Mortgage, property tax and insurance come to about $2,906 a month on Tampa's figure at August's 6.67% and $3,267 on St. Lucie County's single-family median at September's 7.03%, or $2,979 against $3,267 at the same rate, because Port St. Lucie's property tax takes about 1.99% of the price against 1.77% and its insurance is budgeted at $450 a month against $390. Households earn about the same, $84,114 in Tampa and $86,241 in Port St. Lucie, so that is roughly 41% of median income against 45%. Crime favors Port St. Lucie on every figure available, with violent crime at about a third of Tampa's rate and 4 homicides in 2025 against 17. Tampa has the economy: unemployment of 4.8% against 5.3%, about nine times the jobs, the teaching hospital and the airport. Choose Tampa for the larger job market, Tampa General and Moffitt, the streetcar and TPA, and a lower monthly cost on a house Zillow values about the same. Choose Port St. Lucie for the lowest crime of any city this site compares, a school district still adding students, a July 2.4 F cooler, and work you can do from home or by commuting.

Tampa: About 1.77% of what you pay for the house, which is lower than the 19.8428 mills Tampa is charged, and the difference is Florida's homestead exemption rather than any assessment lag. The state assesses at full market value and a purchase resets the assessment to the price. What there is instead is an exemption: $25,000 of taxable value comes off for every taxing authority and a second slice comes off for all of them except the Hillsborough County school board, which levies 6.3400 of the 19.8428. That second slice was $25,000 through the 2024 tax roll and has been adjusted for inflation every 1 January since, under the 2024 amendment to Article VII section 6 of the state constitution, so it is now somewhat more than $25,000. The figures here use the base amount, because the Department of Revenue sends the adjusted figure to the county property appraisers rather than publishing it. The difference is worth a few dollars a year on a bill, and the county property appraiser can tell you the amount in force. A homesteaded buyer's first-year bill is therefore about $6,712 on the $380,283 typical home value here. That 19.8428 is the figure Hillsborough County publishes for this taxing district rather than a total assembled here, and Tampa's own council sets 6.2076 of it. The exemption is not automatic: you file for it with the county property appraiser by 1 March of the year after you buy. The seller's tax bill is not a guide to yours. Save Our Homes caps a homesteaded property's assessed value at 3% growth a year, and that cap resets to full market value the January after the sale, so a long-tenured owner can be taxed on a fraction of what you will be taxed on for the same house. Ask the property appraiser what the assessment would be at your purchase price, not what the current bill is. Port St. Lucie: About 1.99% of the price for a homesteaded owner, worked out on the $402,500 St. Lucie County single-family median, which is lower than the 22.3097 mills a house in the City of Port St. Lucie is charged because of Florida's homestead exemption rather than any assessment lag. The stack is long. St. Lucie County levies 4.1985 for its general fund, 2.7294 for the jail and courts, 0.2500 for transit, 0.1352 for mosquito control and 0.1000 for the erosion district; the City 4.6607 for operations and 0.3143 for voted debt; St. Lucie Public Schools 6.2960 (3.0480 set by state law, 1.5000 for capital outlay, 0.7480 discretionary and 1.0000 approved by voters); the St. Lucie County Fire District 3.0000; the Children's Services Council 0.3685; the South Florida Water Management District 0.0948, 0.1026 for the Okeechobee basin and 0.0327 for the Everglades Construction Project; and the Florida Inland Navigation District 0.0270, for 2025. The county's law enforcement, community development and stormwater taxing units are charged only outside the cities. The school lines are charged on the price less $25,000, $377,500, and the rest on the price less a second slice as well, $352,500 on the base amounts, so a homesteaded buyer's first bill is about $8,022. Without a homestead, as a landlord or a buyer who never files, the same house owes $8,980. That second slice is indexed to inflation: the Department of Revenue published $25,722 for 2025 and the St. Lucie County Property Appraiser now gives a homestead worth up to $51,411 in all, which brings the same bill to $7,999; this page uses the $25,000 base, like every Florida page on this site, and overstates the bill by $23 for it. The rates proposed for 2026 add to 22.0043, with the City's operating rate at 4.6107, its debt rate at 0.2643 and the county's general fund at 4.0441. The exemption is not automatic: you file with the property appraiser by 1 March. The City's solid waste assessment, $467 for 2025-26 and $482 for 2026-27, and its stormwater assessment of $189 come on the same bill, about $656 a year together, and no exemption reduces them. The seller's tax bill is not a guide to yours. How safe each city is, by the numbers it publishes
Police-reported figures for the most recent year each force or statistics agency has released. Rates describe a whole city or metro area, and the spread between neighbourhoods inside one city is usually wider than the gap between the two cities.

Violent crime in the city fell from 2,031 offences in 2023 to 1,862 in 2024 and 1,553 in 2025 (TPD 2025 Annual Report), with homicides halving in 2025 to 17. Total crime fell 21.3% in 2025 and TPD reported a 22% mid-year drop the year before, so the direction over three years is clearly down, though the figures remain preliminary until certified under NIBRS.
What the rates cover: Computed: Tampa Police Department 2025 Annual Report counts 1,553 violent crimes (robbery, aggravated assault/battery, murder, sexual battery) in 2025, down from 1,862 in 2024 and 2,031 in 2023; divided by the 413,554 Vintage 2025 city population. FBI UCR-based 2024 figure for comparison: 1,817 offences, 445 per 100k. TPD notes Florida moved to NIBRS in 2022 and figures are preliminary until certified by FDLE and the FBI.
Homicides: City of Tampa, 2025: 17 homicides, a 52.8% drop from 36 in 2024 (FBI UCR 2024 count 36, 8.8 per 100k). Works out to about 4.1 per 100k in 2025. TPD calls it the lowest annual total in more than 50 years. One January 2026 FOX 13 report quoted 19; the 52.8% figure in TPD's annual report is consistent with 17.
Port St. Lucie's record is short and broken by a change of system, so no trend can be read from it with confidence. The FBI CDE carries no 2021 data for the department, annual totals for 2022 and 2023 under the old summary system (267 and 243 violent offenses, 1,745 and 1,840 property offenses, about 115 and 98 violent offenses per 100,000), only June to December of 2024, after the switch to incident-based reporting in late June (182 violent and 995 property offenses in those seven months), and a full twelve months for 2025 (349 and 1,708). The 2025 violent count is higher than 2023's mainly because of aggravated assaults, 298 against 182, and the department itself says the two systems count crime differently. What does hold across every year is the level: violent crime at about a third of Miami's and Tampa's rates or less, a quarter of Jacksonville's and a sixth of Orlando's, and three to six homicides a year in a city of more than a quarter of a million. The 2025 CDE counts were read on 1 October 2026 from a feed last refreshed on 15 September and can still be revised.
What the rates cover: Computed: 349 violent offenses (murder, rape, robbery and aggravated assault) in the FBI Crime Data Explorer's summarized data for the Port St. Lucie Police Department (ORI FL0560200) in calendar 2025, divided by the 268,062 Vintage 2025 city population. On the CDE's own agency population of 273,427 the rate is 128. That is the lowest of any city this site compares, less than half El Paso's 288 and about a third of Miami's 359 and Tampa's 375.5. 2025 is the first full year of incident-based (NIBRS) reporting for this agency: the department moved to Florida's incident-based system in late June 2024 and says the old and new counts are not comparable, so a full-year 2024 rate could not be determined (PSLPD annual report).
Homicides: 4 murders and nonnegligent manslaughters in 2025 in the FBI CDE, about 1.5 per 100,000 on the city population, the lowest count and rate of any US city this site compares (Orlando had 10, Tampa 17, Miami and El Paso 26). The CDE series is 6 in 2022, 5 in 2023, 3 in the seven months of 2024 it covers and 4 in 2025. A department of 335 sworn officers and 89 civilian staff in 2025 (PSLPD annual report) polices a city that counted 10 traffic deaths in 2024, more than twice its homicides.

NOAA NCEI 1991-2020 normals, Tampa International Airport (USW00012842): January mean 62.0 F, July mean 83.8 F (August is the warmest month at 84.0 F), annual precipitation 46.30 in, annual snow normal 0. About 30 of those inches (762 mm) fall June through September. Sunshine hours are not part of the 1991-2020 normals product and were not verified.
Hazards: Hurricanes and storm surge are the defining hazard: Helene's surge in September 2024 flooded coastal Tampa Bay neighborhoods, then Milton made landfall near Siesta Key on October 9, 2024 as a Category 3, and 2024 alone generated 10,261 NFIP flood claims and about $1.1 billion in payouts in Hillsborough County. Flood insurance is effectively required in much of the city and has grown costlier under NFIP Risk Rating 2.0; summer heat indices above 100 F and daily lightning storms are routine from June to September.
NOAA NCEI 1991-2020 normals for Fort Pierce St. Lucie County International Airport (station USW00012895), at Treasure Coast International Airport about 15 miles north of the city's center, which is the station behind the National Weather Service's Fort Pierce climate site, the one the NWS Melbourne office reports for this part of the Treasure Coast (its monthly Fort Pierce reports compare each month against this station's normals, such as August's 81.6F and 6.94 in, and carry a threaded record back to 1901): January mean 62.3F, July mean 81.4F, annual mean 73.1F, 51.17 in of precipitation. The airport's normals carry no snowfall, so the 0.0 in of snow stored here is the normal at the Fort Pierce cooperative station (USC00083207), about 11 miles north of the city's center. August is the warmest month by two tenths of a degree at 81.6F, with a mean high of 90.2F; January's mean low is 51.2F. August (6.94 in) and June (6.69 in) are the wettest months, and June through September bring 25.75 in, half the year; February (2.17 in) is the driest. The normals count 66.8 days a year at 90F or above, none at 100F and 1.7 nights at or below freezing. Converted here to 16.8 C, 27.4 C, 1,300 mm and 0 cm. No station has 1991-2020 normals inside the city, and the two nearest bracket it: the Fort Pierce cooperative station averages 62.7F in January and 81.7F in July with 55.89 in a year, and Stuart, about 11 miles to the southeast and closer to the coast, 64.9F and 83.2F with 62.72 in. NCEI lists no 1991-2020 normals for the St. Lucie Lock station. Port St. Lucie's January is a little warmer than Orlando's (60.6F) and Tampa's (62.0F) and much colder than Miami's (68.6F), and its July is the coolest of the five Florida cities this site compares. Sunshine is not stored: Current Results' US city table, the source and 1961-1990 NCDC basis of the other US profiles' sunshine hours, lists no Treasure Coast station; its Florida table gives West Palm Beach 66% of possible sunshine and 75 sunny days but no hours, and the 1991-2020 normals do not include sunshine.
Hazards: Hurricanes are the defining hazard, and this stretch of coast has been hit directly. On 5 September 2004 Frances came ashore at the southern end of Hutchinson Island, the barrier island off Stuart and Port St. Lucie, as a Category 2 hurricane with winds of about 105 mph; it produced the highest gust recorded in Florida, 108 mph (174 km/h), in Fort Pierce, and a storm surge of 5.89 ft at the St. Lucie Lock, and damage topped $1 billion in each of St. Lucie, Martin and Indian River counties. Three weeks later, on 26 September, Jeanne made landfall 5 miles from the same spot at 120 mph, the strongest of the two, with gusts of 128 mph (206 km/h) at Fort Pierce Inlet; thousands of homes in St. Lucie County were damaged or destroyed, a man in the county was electrocuted by a downed power line, and the county's schools, closed since Frances, did not reopen until 4 October (Wikipedia). The Fort Pierce cooperative station recorded 7.00 in (178 mm) of rain on the day Jeanne arrived. Wikipedia counts Frances, Jeanne and Wilma (2005) as direct hits on the city. Rain is the other storm hazard: Irma dropped 13.08 in (332 mm) on the Fort Pierce airport on 10 September 2017, the wettest day in its record since 1999, and 21.66 in near the Fort Pierce water plant, the highest total in Florida; about 150,000 homes and businesses in St. Lucie County lost power. On 9 October 2024, ahead of Hurricane Milton's landfall on the other coast, a high-end EF3 tornado tracked north from the Port St. Lucie area past Fort Pierce to Vero Beach, partially collapsed two warehouses and destroyed or flipped more than 20 mobile homes in the Spanish Lakes community, where six people died; Wikipedia counts seven deaths in St. Lucie County from the storm and $514 million of damage from that tornado. The water itself is the slower hazard. The North Fork of the St. Lucie River runs through the city to an estuary it shares with Stuart, and when Lake Okeechobee runs high the Army Corps of Engineers releases lake water east through the St. Lucie Canal into the river's South Fork: 137 billion gallons in 2013 and 237 billion from January to November 2016. That fresh, nutrient-laden water feeds toxic blue-green algae blooms; the federal government refused disaster aid for the 2016 bloom in the St. Lucie Estuary, and in July 2018 Governor Rick Scott declared a state of emergency over the discharges and algae in seven counties including St. Lucie and Martin (Executive Order 18-191). The Corps' new lake schedule, LOSOM, took effect with its record of decision on 12 August 2024; it allows releases south in every zone and ends regulatory releases east to the St. Lucie below the lake's upper zones (South Florida Water Management District), and the Corps said when it chose the plan that it would cut discharges to the St. Lucie Estuary by about two-thirds. In late July 2026 the lake stood at 10.83 ft, in its water shortage band, far below any level that would trigger releases. Heat is long rather than extreme: the normals count 66.8 days a year at 90F or above and none at 100F (37.8 C); the airport recorded 100 such days in 2024, the most in its record since 1999, and 84 in 2026 through 27 September. Frost is rare but real: 1.7 nights a year at freezing on the normals, and seven in early 2026, the most since 2010, with a low of 23F (-5.0 C) on 2 February 2026.

BLS counted 1,583,300 nonfarm jobs in the MSA in December 2025, up 0.9% over the year, with education and health services (+4.2%) and leisure and hospitality (+2.0%) leading and the May 2025 mean hourly wage of $31.96 sitting below the US average of $33.54. The largest industries by employment in the metro in 2024 were health care and social assistance, retail trade, and professional, scientific and technical services (Census ACS via Data USA).

Florida has no state income tax, estate tax or inheritance tax. Property tax is the main local levy; homesteaded owners get a $50,000 exemption and the Save Our Homes 3% annual assessment cap, which means long-time owners pay much less than a new buyer of the same house.
BLS counted 177,800 nonfarm jobs in the Port St. Lucie MSA in August 2026 (not seasonally adjusted, preliminary), up 900 or 0.5% on the year, a slower pace than the population. Private education and health services added the most (+800, or 2.3%, to 34,900), then leisure and hospitality (+700, or 3.3%, to 21,800) and manufacturing (+300, to 8,500), while professional and business services lost 600 (-2.4%, to 23,900) and mining, logging and construction 400 (-2.5%, to 15,500); government held at 20,200, of which federal employment is only 1,100. The seasonally adjusted series (SMS12389400000000001) was 178,800 in August 2026, 0.1% above August 2025. Many residents work elsewhere: 40% of the city's workers (47,007 of 117,414) worked outside St. Lucie County in 2024, almost all of them elsewhere in Florida, and 13% of those who commute spend an hour or more getting there (ACS 2024 1-year, B08007 and B08303). The city has tried to change that with the jobs corridor in Tradition's Southern Grove: Cheney Brothers opened its distribution center there in late 2023 and expects 700 to 800 jobs, and WPTV described the city's pitch as a way out of being a bedroom community of commuters. Tradition itself, a former cattle ranch west of I-95 developed by Core Communities from 2006 with room for more than 18,000 homes, and St. Lucie West before it, are where most of the city's commercial land and new building are (Wikipedia). Clover Park, the Mets' 7,160-seat spring training stadium, opened for the 1988 season, when the team moved from St. Petersburg.
Main sectors: Health care, the metro's fastest-growing large sector (private education and health services, 34,900 jobs in August 2026): HCA Florida St. Lucie Hospital, Cleveland Clinic Tradition Hospital, and in Fort Pierce HCA Florida Lawnwood Hospital, Retail and the rest of trade, transportation and utilities, the metro's largest sector by payroll jobs (37,200 in August 2026, 23,600 of them in retail), Logistics and distribution in the Tradition and Southern Grove area off I-95: an Amazon delivery station, a FedEx Ground sortation center and Cheney Brothers' food distribution center at Legacy Park, and a 1.87-million-square-foot Costco depot that opened in 2026, Construction and real estate, building out a city platted in the 1960s and the master-planned communities of St. Lucie West and Tradition (mining, logging and construction, 15,500 jobs), Spring training and leisure: the New York Mets have trained at Clover Park since 1988, and the St. Lucie Mets play the minor league season there (leisure and hospitality, 21,800 jobs).
Property tax is the local levy that matters. Tax Foundation puts Florida's effective property tax rate on owner-occupied homes at 0.78%, and a homestead exemption takes as much as $50,000 off a permanent residence's taxable value, with the Save Our Homes limit on how fast its assessment can rise (Florida Department of Revenue). On 28 September 2026 the City Council unanimously adopted a $971.6 million budget for fiscal 2027 and cut the city's operating rate for the eleventh year in a row, from 4.9750 to 4.8750 mills, about $4.88 per $1,000 of taxable value; the city says the rate is 25% lower than in 2016 and the third-lowest municipal rate among Florida's 20 largest cities (WFLX). The county, school board and other levies on the same bill belong to the housing layer.

ART carried 825,588 unlinked trips in 2025, 581,985 of them on its fixed-route buses and 243,603 on demand-response service, on the National Transit Database's monthly ridership file (Federal Transit Administration). That is about an eighth of Sun Metro's 6.2 million in El Paso, a city two and a half times as large. The service went fare-free in 2018 and ridership tripled (WPTV): bus trips under the Council on Aging of St. Lucie, which ran the system until 2020, went from 277,513 in 2017 to 584,518 in 2018 and 726,750 in 2019. They have not returned to that peak since the county took the service over: 421,503 in 2021, 562,968 in 2023 and 581,985 in 2025, while demand-response trips have grown from 64,965 in 2021 to 243,603. WPTV reported plans for a Port St. Lucie Express commuter bus to West Palm Beach, with connections to Palm Tran, Brightline and Tri-Rail, at a $3 fare; this file did not confirm its current schedule.
Health care, schools and what each city is like
Health care
Care is paid for through employer plans, ACA marketplace plans, Medicare and Medicaid; Florida has not expanded Medicaid, so low-income adults without children often fall into the coverage gap, and out-of-pocket costs depend entirely on the plan. Tampa General Hospital (the USF Health teaching hospital, ranked the top hospital in the Tampa Bay region by U.S. News for 11 straight years through 2026-2027, with OB-GYN ranked fifth nationally in 2025-2026), Moffitt Cancer Center (an NCI-designated comprehensive cancer center), AdventHealth Tampa, St. Joseph's and the James A. Haley VA are the major hospitals; specialist waits are usually weeks rather than months but vary by insurer network.
Education
The University of South Florida (about 48,700 students across Tampa, St. Petersburg and Sarasota-Manatee in 2025-26, an AAU member since 2023) and the private University of Tampa anchor higher education, with Hillsborough Community College for two-year programs. Schools are run by a single county district, Hillsborough County Public Schools, the seventh-largest in the US, whose 40-day enrollment fell 3.9% to 213,513 in 2025-26 as families took state vouchers and charters; it runs 42 magnet schools (about 17,500 students in 2024-25) with admission by lottery, so the school you get depends as much on the choice application as on the address.
Living there
Tampa is a flat, hot, car-first city where a 26-minute average commute hides the reality that I-275 and the Howard Frankland Bridge back up daily and transit carries about one commuter in a hundred. The walkable parts are concentrated: the Riverwalk, Hyde Park, Seminole Heights and Ybor City, with the streetcar linking downtown to Ybor for free. Flood zone and elevation now matter as much as school zone when picking a house, after Helene's surge in 2024 showed which streets go under; summers mean afternoon lightning storms and heat indices over 100 F from June into September.
Health care
Care is paid for through employer or marketplace insurance, Medicare and Medicaid, and Florida is one of the ten states that have not expanded Medicaid under the Affordable Care Act (KFF). Florida's uninsured rate was 10.9% in 2024 (2,509,782 of 23,038,464), against 8.2% nationally, on the ACS 2024 1-year estimates; the City of Port St. Lucie's was 9.9% (25,579 of 257,314), St. Lucie County's 11.4% and the metro's 11.0%. Two hospitals are in the city. HCA Florida St. Lucie Hospital, formerly St. Lucie Medical Center, has 282 licensed beds and treats more than 90,000 patients a year, by HCA's own figures. Cleveland Clinic Tradition Hospital opened in Tradition in 2013 with 90 beds and has since grown to nine stories and 177 private rooms; it was Martin Health System's Tradition Medical Center until Martin Health joined Cleveland Clinic as a full member in January 2019, and it runs a 24-hour emergency department and maternity care. The region's trauma center is in Fort Pierce: HCA Florida Lawnwood Hospital is a Level II trauma center serving St. Lucie, Martin, Indian River and Okeechobee counties, with a Level III neonatal intensive care unit. This file did not verify a wait time figure for primary or specialist care.
Education
St. Lucie Public Schools, the county district, had 45,661 students in March 2025 and was adding about 1,500 a year; its superintendent said the schools were 'busting at the seams' (WFLX). It opened Legacy High School in Port St. Lucie in August 2025 and is building Western Grove K-8, a $70 million school and the first K-8 in Tradition, for 2026, and in November 2024 voters extended its half-cent sales tax for school construction to the end of 2036 (Florida Department of Revenue). Indian River State College, a public college founded in Fort Pierce in 1959 that has offered bachelor's degrees since 2008 and won the Aspen Prize for Community College Excellence in 2019, has its Pruitt campus in Port St. Lucie and enrolled 15,429 students in 2024-25, 61% of them part time (IPEDS, as compiled by UnivStats). FAU Harbor Branch Oceanographic Institute, founded in 1971 and part of Florida Atlantic University since 2007, works from a 144-acre campus on the Indian River Lagoon north of Fort Pierce and accounts for about a third of FAU's research activity (Wikipedia); Keiser University also has a campus in the city (Wikipedia).
Living there
Port St. Lucie was a land sale before it was a city. In 1958 the General Development Corporation bought about 40,000 acres along the North Fork of the St. Lucie River, and the city was incorporated in 1961 under its ownership; GDC platted more than 80,000 quarter-acre lots and sold most of them by mail on installment plans to buyers across the country and abroad, with little thought, the city's own comprehensive plan says, for water, sewage, roads or drainage (City of Port St. Lucie; Wikipedia). The result is a city of single-family houses on small lots laced with canals, whose water and sewer system the city bought in 1994, after GDC's bankruptcy, and began extending to the platted lots in 1996. Newer, planned growth came west of I-95, in St. Lucie West in the 1990s and Tradition from 2006. It has grown faster than any other US city of 200,000 people since 2020, 30.9%, almost entirely on people moving in from elsewhere, and it is older than the other Florida cities here, with a median age of 44.3. It is car-dependent even by Florida standards: 0.5% of workers take transit, the lowest share of any city this site compares, and 40% of workers leave the county for work. It is also, on the FBI's counts, the safest city here, with 130 violent offenses per 100,000 and four homicides in 2025, and its household income, $86,241, is the highest of the Florida cities here. The risks are water and wind: Frances and Jeanne came ashore a few miles away within three weeks in 2004, a Milton tornado killed six people just north of the city in 2024, and discharges from Lake Okeechobee have turned the St. Lucie River's estuary green with algae. The open questions are growth's: schools at capacity, the highest unemployment rate of any US metro here at 5.3%, and whether the jobs corridor in Tradition can make a commuter town into a place people also work.
Where each city wins, and where it loses
Both cities price in US dollars, so the figures net directly, though the headlines are different instruments. Tampa's is Zillow's typical home value for the city across all homes, $380,283 in June 2026, 2.1% below a year earlier. Port St. Lucie's is MIAMI REALTORS and RWorld's median sale price of single-family homes in St. Lucie County, $402,500 in August on 444 closed sales, 0.6% above the $400,000 of a year earlier; no City of Port St. Lucie median is published, and the city is two-thirds of the county's people. On the same Zillow index, the like-for-like measure, Zillow's index for the City of Port St. Lucie stood at $384,593 in August, 1.3% lower on the year, so Tampa's typical home is about 1% below it. Against local pay the headlines are 4.5 times the City of Tampa's 2024 median household income of $84,114 and 4.7 times Port St. Lucie's $86,241. At 20% down, Tampa's $304,226 loan at 6.67%, Freddie Mac's August rate, costs $1,957 a month, and the $322,000 loan on St. Lucie County's median at 7.03%, the rate for 24 September, $2,149. A homesteaded buyer's first-year property tax is about $6,712 in Tampa, 1.77% of the price on 19.8428 mills, against $8,022 in Port St. Lucie, 1.99% on 22.3097, and insurance is budgeted at $390 and $450 a month, neither including flood. The three lines come to about $2,906 and $3,267, roughly 41% and 45% of local median income; at 7.03% Tampa's would be about $2,979, and on Zillow's value for Port St. Lucie the carry would be about $3,138. Rent runs the same way on Zillow's observed rent index, $1,999 in Tampa in June 2026 and $2,396 in Port St. Lucie in August, about 29% and 33% of median income. Apartment List's St. Lucie County medians, $1,097 for a one-bedroom and $1,271 for a two-bedroom in September, are far lower, because much of Port St. Lucie's rental stock is single-family houses, which an apartment index barely sees.
No year covers both cities on the same definitions, and every figure available puts Port St. Lucie far lower. Tampa Police counted 1,553 violent crimes in 2025, about 375.5 per 100,000 on the city's 413,554 residents, a department count on its own categories that stays preliminary until certified under the FBI's incident-based system, and the FBI's 2024 file gave Tampa 445 violent and 1,465 property offenses per 100,000. Port St. Lucie's figures are the FBI's counts for 2025: 349 violent offenses, 130 per 100,000 on the Census estimate of 268,062 and the lowest of any city this site compares, and 1,708 property offenses, 637. Its 2024 cannot stand beside Tampa's, because the department switched to incident-based reporting in late June of that year and says the old and new counts are not comparable; under the old system it recorded about 98 violent offenses per 100,000 in 2023. Homicide is the count least changed by definitions: 4 in Port St. Lucie in 2025, about 1.5 per 100,000, and three to six a year since 2022, against 17 in Tampa, about 4.1 and the lowest there in more than 50 years, after 36 in 2024. Port St. Lucie's property total counts only 2 motor vehicle thefts, against 86 and 122 in 2022 and 2023, so it probably undercounts; with 122 added it would be about 682, still under half of Tampa's 2024 rate. Tampa's direction is clearly down, its violent count falling every year since 2023 and its total crime 21.3% in 2025. Port St. Lucie's record is too short and too broken to show a direction, only a level. Its counts were read on 1 October 2026 and can still be revised.
The two winters are the same and Tampa's summer is warmer. January averages 16.7 C at Tampa International and 16.8 C at the Fort Pierce airport, about 15 miles north of Port St. Lucie's center, 62.0F against 62.3F; July averages 28.8 C against 27.4 C, 2.4 F cooler on the Atlantic side and the coolest July of the five Florida cities this site compares. Port St. Lucie gets 1,300 mm of rain a year, half of it from June through September, against Tampa's 1,176 mm, about 30 in (762 mm) of which falls in the same four months, and neither has snow in the normals. Port St. Lucie's normals count 66.8 days a year at 90F or above and 1.7 freezing nights; 2024 had 100 such hot days, and early 2026 seven freezing nights with a low of 23F (-5.0 C). Tampa's profile describes heat indices above 100 F and daily lightning storms from June into September. Neither has a published sunshine normal. The storms come from different seas. Tampa's risk is surge from the Gulf: Helene flooded coastal Tampa Bay neighborhoods in September 2024, Milton made landfall near Siesta Key as a Category 3 on 9 October, and Hillsborough County generated 10,261 flood insurance claims and about $1.1 billion in payouts that year. The same Milton reached Port St. Lucie as tornadoes before landfall, one of which killed six people in the Spanish Lakes community just north of the city. Its own coast has been hit head-on: Frances and Jeanne came ashore at the southern end of Hutchinson Island three weeks apart in September 2004, Frances with a 5.89 ft surge at the St. Lucie Lock, and Irma dropped 13.08 in (332 mm) on the Fort Pierce airport in 2017. The slower hazard is Lake Okeechobee water released east into the St. Lucie River, which has fed toxic algae blooms in its estuary; the Corps' 2024 lake schedule is meant to cut those discharges by about two-thirds.
Unemployment is higher around Port St. Lucie and its job market a fraction of Tampa's; household incomes are level. On the same unadjusted basis BLS put July 2026 unemployment at 4.8% for the Tampa metro and 5.3% for Port St. Lucie's, the highest of any US metro this site compares and up from 4.7% a year earlier. Tampa Bay's 1,583,300 nonfarm jobs grew 0.9% in the year to December 2025, led by education and health services; the Port St. Lucie metro's 177,800 in August 2026 were 900 more than a year earlier, 0.5%, a slower pace than its population. Tampa's base is a port, MacDill Air Force Base, health care, finance and insurance. Port St. Lucie's largest sectors are retail and the rest of trade and transportation, 37,200 jobs, and health care, 34,900 and the fastest-growing; federal employment is only 1,100. The city is trying to stop being a bedroom community with a jobs corridor off I-95 in Tradition's Southern Grove, which now holds an Amazon delivery station, a FedEx Ground hub, Cheney Brothers' distribution center and a Costco depot that opened in 2026; for now 40% of its workers work outside St. Lucie County. Median household income was $84,114 in the City of Tampa and $86,241 in Port St. Lucie in 2024, margins of error that overlap, and $78,275 across Tampa Bay against $80,659 around Port St. Lucie. Florida takes no income tax in either, so $100,000 pays the same $13,449 in federal tax for 2025. Sales tax is 7.5% in Hillsborough against 7% in St. Lucie County, where a renewal of the infrastructure surtax is on the 3 November 2026 ballot. Property tax and insurance come to about $11,392 a year on Tampa's typical home and $13,422 on St. Lucie County's median.
A car is assumed in both, and Port St. Lucie assumes it more than any city this site compares. In 2024, 1.2% of City of Tampa workers took transit and 3.4% walked or cycled; in Port St. Lucie 0.5% took transit, the lowest share here, 1.4% walked or cycled, 71.5% drove alone and 16.7% worked from home. HART carried about 11.94 million trips across Hillsborough County in 2025, and its TECO Line streetcar runs 2.7 miles from downtown to Ybor City, with a record 1,323,715 riders in 2024. St. Lucie County's Area Regional Transit carried 825,588 trips, fare-free, on eight bus routes, five of them serving Port St. Lucie, and on-demand service; its bus ridership tripled when fares ended in 2018 and has not returned to that peak since the county took it over in 2020. There is no rail in Port St. Lucie: the Florida East Coast Railway's main line crosses its eastern edge without a station, and a planned Port St. Lucie Express commuter bus to West Palm Beach, connecting to Brightline and Tri-Rail, had no schedule this site could confirm. Tampa International handled 24,811,007 passengers in 2025 on 635 daily flights. Port St. Lucie has no airline service of its own; the nearest large airport is President Donald J. What people underestimate is how much of Port St. Lucie's monthly cost is tax and insurance rather than price, and what neither bill shows. The two houses are about the same on Zillow's index, but a City of Port St. Lucie address pays 17 levies adding to 22.3097 mills, against 19.8428 in Tampa, and on these figures Port St. Lucie's tax and insurance run about $2,030 a year above Tampa's. Both cities take $25,000 off every levy for a homestead and a second slice off all but the school district's, Save Our Homes caps the assessment's growth at 3% a year and resets it on a sale, and the exemption has to be filed by 1 March of the year after you buy; without it the St. Lucie County median owes about $8,980. Port St. Lucie's City then bills solid waste and stormwater on the same bill, about $656 a year, which no exemption reduces. The city began as the General Development Corporation's grid of quarter-acre lots and canals, so an older lot still on a well and septic tank costs $18,821 to connect to City water and sewer. The newer west carries community development districts: in Tradition's, the operations assessment on a house runs $439.51 to $967.80 for fiscal 2027, plus $715.89 a year to 2035 on a house that carries the 2014 bonds, and 26% of the city's owners pay an association fee, at a median of $346 a month. Both sellers pay the state's 70-cent documentary stamp on the deed, about $2,662 on Tampa's typical home and $2,818 on the St. Lucie County median, and both buyers 0.55% of the loan, about $1,673 and $1,771. Then the water. Tampa's risk is Gulf surge, priced by the elevation certificate, and flood cover is effectively required in much of the city. Port St. Lucie's insurance figure is an estimate between published averages that run from $4,630 to $13,752 a year. Neither carry includes flood, and from 1 January 2027 every Citizens Property Insurance homeowners policy with wind cover must carry it as well.
