Lyngate, 4,416 residents between Port St. Lucie Boulevard and Crosstown Parkway, holds Lyngate Park and Veterans Memorial Park; Sandpiper Bay, 6,451 south of Port St. Lucie Boulevard, holds the Port St. Lucie Botanical Gardens on Westmoreland Boulevard, the Saints golf course, the county library's Morningside Branch and Southport Middle School. Both are between the river and US 1. Sandhill Crossing, past US 1, is the largest guide on this site's Port St. Lucie list, 19,235 residents with HCA Florida St. Lucie Hospital, Port St. Lucie High School and the MIDFLORIDA Credit Union Event Center, and its subdivisions include rental apartments and condominiums: 67% of its occupied homes were owned in 2020, the lowest share of any guide here. Sandhill Crossing is the name the City's neighborhood program gives the area, and whether residents use it was not checked. No guide here is in a community development district. The City's Community Redevelopment Area runs along US 1 and takes in 5,897 of Sandhill Crossing's residents, 558 of Lyngate's and 93 of Sandpiper Bay's; it captures tax increment and adds no rate. Area Regional Transit's route 1 runs US 1 through the East Side, fare-free and hourly, as every route in the county is. The water is the thing to read. On FEMA's map 26.8% of Sandpiper Bay's ground is in the 1% annual chance flood zone, with 888 residents in it, and 26.6% of Lyngate's and 19.6% of Sandhill Crossing's, along the river, its creeks and the wetlands east of US 1, though no resident of those two is in it; 3,261 of Sandpiper Bay's residents are in a County hurricane evacuation zone whose name the County's layer has left blank since August 2026, probably its Zone A. In September 2004 Hurricanes Frances and Jeanne both came ashore at the southern end of Hutchinson Island, across the lagoon, three weeks apart. A homeowners policy covers wind and not rising water, so FEMA's map and the elevation certificate for the exact address, the seller's disclosure of past flooding and a quote for a separate flood policy belong in the offer.
