What buying in Charlotte actually involves

Mecklenburg County revalues property on a multi-year cycle rather than annually, and the reassessments have moved values sharply when they land. That makes the tax bill here lumpier than in a market with annual assessment: the rate you are quoted today is charged against a base that may be several years old, and the next revaluation is a scheduled event rather than a surprise.

School assignment is the single most consequential local variable and it is not a simple catchment map. Charlotte-Mecklenburg Schools operates home schools alongside magnet programs with their own application and lottery, and boundaries are periodically redrawn. A house is assigned to a home school; a magnet place is applied for. Buyers who conflate the two are the ones who are disappointed.

The city's growth has been outward and along corridors, which is why two addresses ten minutes apart can be a 1930s bungalow in a streetcar suburb and a 2019 townhouse behind a gate. The older neighborhoods inside the city carry pre-war construction questions; the newer ones carry association fees, covenants and, in some cases, private streets and stormwater ponds the owners are responsible for.

North Carolina's flat state income tax and the absence of a state property tax cap are both worth understanding before comparing this city against a coastal or northern one. There is no ceiling on how much an assessment can rise between revaluations, and no homestead cap of the kind Florida uses.
