Gatlin Pines and Rosser Reserve down to Becker Ridge, with Whispering Pines and Southbend Lakes
The grid south of the C-24 canal toward Becker Road and the Martin County line: Gatlin Pines, Rosser Reserve, Whispering Pines and Becker Ridge west of Florida's Turnpike, and Southbend Lakes beyond it, with the Veranda and Tesoro districts.

By the lines on this site it held 62,261 residents in 2020, more than any other area. Four of its guides are between Interstate 95 and Florida's Turnpike. Rosser Reserve is the largest, 10,196 residents on Rosser Boulevard and Paar Drive with O.L. Peacock Sr. Park and its lake; Gatlin Pines, 9,125 along Gatlin Boulevard, has no school or park inside; Whispering Pines, 5,752 on the C-24 beside the Turnpike, holds Whispering Pines Park, the Robert E. Minsky Gymnasium, Treasure Coast High School and Windmill Point Elementary; and Becker Ridge, 4,152 where Becker Road meets Florida's Turnpike, has no school inside, and its one park, Duck Court Park on the southern edge, was still being built. Gatlin Pines, Rosser Reserve and Becker Ridge are names the City's neighborhood program gave General Development's numbered grid, and whether residents use them was not checked. Southbend Lakes, east of the Turnpike and west of the North Fork, is different: 5,090 residents on 4,271 acres, a large line for its count because it takes in the Tesoro and Veranda districts' land, little of it built in 2020, with Jessica Clinton Park inside. 5 guides are listed below.
The levies are the same as everywhere in the city. What differs is that Southbend Lakes is the one guide in the south with community development districts: 1,139 of its residents, 22%, lived in 2020 inside Veranda #1 and #2 and Tesoro, whose lines on the tax bill differ by parcel and were not read here, and the other four guides hold none. The older grid is where water and sewer came after the houses, and an older lot still on a well and septic tank costs $18,821 to connect to City water and sewer, or $150.72 a month for ten years under a recorded agreement; which parcels here are still on a well was not read. Flood risk is uneven. Gatlin Pines and Rosser Reserve have no resident in FEMA's 1% annual chance flood zone, but drainage ways cross Becker Ridge, where 854 of 4,152 residents are in it, and Whispering Pines has 277 and Southbend Lakes 182, with 4,245 of Southbend Lakes' residents in the County's hurricane evacuation Zone B. A homeowners policy covers wind and not rising water, and from 1 January 2027 every Citizens Property Insurance homeowners policy with wind cover must carry flood as well, wherever the house is.

Gatlin Pines
