St. Lucie West and Torino across to St. Lucie North, Northport Village and Swan Park
The city north of Crosstown Parkway: master-planned St. Lucie West and Torino between Interstate 95 and Florida's Turnpike, then St. Lucie North along the North Fork of the St. Lucie River and Northport Village and Swan Park on the older platted grid east of the Turnpike.

St. Lucie West, between Interstate 95 and Florida's Turnpike north of Crosstown Parkway, is a master-planned community built up in the 1990s: 13,163 residents and 7,455 housing units on 4,684 acres in 2020, every one of them inside the St. Lucie West community development district, an older independent district that also runs St. Lucie West's water utility. Clover Park, the Mets' spring training ballpark, Indian River State College's Pruitt Campus and St. Lucie West Centennial High School are inside; PGA Golf Club, 560 meters outside, is in the Reserve, an unincorporated enclave, not the city. Torino, north of it between the same two highways, is 11,703 residents on the Torino parkways, up from about 7,800 on the same ground in 2010, with Winterlakes Park and no district. East of the Turnpike, St. Lucie North runs along the North Fork with the St. James Golf Club homes and the Oxbow Eco-Center, 7,702 residents; Northport Village, 9,790, and Swan Park, 7,230, are numbered sections of the older platted grid on Prima Vista and Bayshore boulevards, with Northport K-8, Sportsman's Park, Swan Park and the county library's Port St. Lucie Branch. The levies on a tax bill are the same here as anywhere in the city, and every address is St. Lucie Public Schools, which runs school choice for kindergarten to grade 8, so a guide names the schools inside its line without saying a child would attend them. What differs is the district: every St. Lucie West house carries the St. Lucie West district's lines on its tax bill, and so do the 631 residents of River Place in St. Lucie North, 8% of that guide, while Torino, Northport Village and Swan Park hold no district at all. What each line costs differs by parcel and was not read here, so the seller's last tax bill and the property appraiser's record are where to look. On FEMA's map no resident of St. Lucie West, Torino or Swan Park is in the 1% annual chance flood zone; along the North Fork, 247 of Northport Village's residents and 15 of St. Lucie North's are, and 754 of Northport Village's are in the County's hurricane evacuation Zone B. A Florida homeowners policy covers wind and not rising water, and from 1 January 2027 every Citizens Property Insurance homeowners policy with wind cover must carry flood as well.
