Tradition and Verano west of Interstate 95

The city west of Interstate 95: Tradition and Verano, master-planned, nearly every resident inside a community development district, and building fast since the 2020 census counted them.

Tradition and the West is the city west of Interstate 95, and it is where Port St. Lucie is growing. Tradition, building from 2006, held 10,189 residents and 5,336 housing units on 8,289 acres in 2020, about three times the count on the same ground in 2010, with Tradition Square, Cleveland Clinic Tradition Hospital, Keiser University's campus, Tradition Preparatory High School and Tradition Regional Park; Southern Grove, which has no neighborhood of its own on the City's map, is inside its line. Verano, north and south of Crosstown Parkway, held 1,481 residents in 2020, almost all of them in PGA Village Verano, with Legacy High School, which opened in 2025; PGA Golf Club, whose name it carries, is outside the city. Both counts are from the 2020 census, and both places have grown a great deal since; this page quotes no newer figure, because the only one found is a vendor's estimate, not the City's or the Census Bureau's. The City's Riverland/Kennedy neighborhood held 787 residents in 2020 and is now one of the fastest-building parts of the city, and it is the first guide to add here. 2 guides are listed below.

Nearly every resident here pays a community development district on top of the levies everyone in the city pays. In 2020, 9,926 of Tradition's residents, 97%, lived inside a district, nearly all of them in Tradition #3 to #6 and Southern Grove #4 and #5, and every one of Verano's inside Verano #1, #2 or Verano Center. A district sells bonds for its subdivision's roads, drainage and amenities and repays them through assessments on the tax bill, collected like the tax itself: in Tradition #3 to #6 the running-cost assessment on a house for fiscal 2027 is $439.51, and a house that carries the 2014 bonds pays $715.89 a year more until 2035. In Verano #1 a 40-foot lot carries $1,311.70 a year for 2026-27 where its debt is on the 2015 bonds and $1,170.02 where it is on the 2017 bonds, maintenance included; the other Verano districts were not read. The first contract for a new house in a district has to disclose it, but a resale contract does not, so the seller's last tax bill is the place to look. The City's Southwest Annexation assessment bills 2,415 properties in Southern Grove through fiscal 2044-45, and 817 of Tradition's residents are in Southern Grove's redevelopment area, which adds no rate. No resident of either guide is in FEMA's 1% annual chance flood zone or a hurricane evacuation zone, but the City lists the land just west of Interstate 95 from about Becker Road to Tradition as a repetitive loss area, where flood claims have recurred, so a flood quote still belongs in the offer.
