Live in Swan Park
A square of Port St. Lucie's older platted grid between Prima Vista Boulevard and Crosstown Parkway, where four homes in five are lived in by their owners, no resident is on a block in FEMA's flood zones or a hurricane evacuation zone, and the neighborhood's library, its one public building, is closed for rebuilding until 2027.
Swan Park is one of the 36 neighborhoods on the City of Port St. Lucie's Neighborhood Services map, the line its NICE program keeps, and it shares its name with the City park inside it; when residents voted on new names for the program's neighborhoods in February 2018, this one kept its name. The ground is part of the grid of lots that General Development Corporation laid out after it bought land along the North Fork in 1958, three years before Port St. Lucie became a city, and its parks date from the early 1980s. The 2020 census counted 7,230 residents on it, up 13% from about 6,397 on the same ground in 2010, and owners lived in 78% of the 2,498 occupied homes. Zillow's typical value for ZIP code 34983, which holds every resident, was $361,472 in August 2026, down 1.3% on the year, but that ZIP held 43,654 people in 2020 and is not a Swan Park price.
Four boulevards, three parks and a library, on ground the flood map leaves alone
The City of Port St. Lucie's Swan Park neighborhood (NS_NEIGHBORHOODS, OBJECTID 9, planning area 3c), the map its Neighborhood Services department keeps for the NICE program, clipped to the City's current limits as St. Lucie County's Municipal Boundaries layer draws them, which here changes nothing: about 1,137 acres. Prima Vista Boulevard is the northern edge and Crosstown Parkway the southern. Bayshore Boulevard is the western edge, running diagonally from Prima Vista near Florida's Turnpike, about 270 m away at its nearest, down to the parkway. The eastern edge follows Airoso Boulevard, jogging along Lakehurst Drive. Inside are Swan Park, Jaycee Park, the City's Ravenswood racquetball courts, the County's Ravenswood Community Pool and the county library's Port St. Lucie Branch on Prima Vista Boulevard. No school is inside. Sportsman's Park, across Prima Vista, is 137 m outside, in Northport Village. All of it is in St. Lucie County, City Council District 1 and St. Lucie Public Schools, and none of it is in a community development district or a community redevelopment area.

The 2020 census counted 7,230 residents on about 1,137 acres, up 13% from 2010.
The ground is part of the grid General Development Corporation laid out after it bought 40,000 acres along the North Fork in 1958, three years before Port St. Lucie became a city. The public places came early: the county library's Port St. Lucie Branch on Prima Vista opened in 1974, the oldest in the county, and the City's parks layer dates Swan Park and the Ravenswood racquetball courts to 1982 and Jaycee Park to 1983. Owners lived in 78% of the 2,498 occupied homes in 2020. The southern edge changed most recently: Crosstown Parkway's bridge over the North Fork opened on 28 September 2019, making the parkway a third road across the city to US 1.
The tax bill carries no district of its own. None of the neighborhood is in a community development district, so the bill is the seventeen levies every City address pays, 22.3097 mills for 2025, plus the City's solid waste and stormwater assessments, $671 together for 2026-27, which no exemption reduces. No price index follows the City's line. Every resident is in ZIP code 34983, where Zillow's typical value was $361,472 in August 2026, down 1.3% on the year, but that ZIP held 43,654 people. A homesteaded buyer at that figure owes about $7,106 a year on the base exemption amounts, a landlord about $8,064. Save Our Homes caps a homestead's assessed value at 3% a year and resets on a sale, so the seller's bill understates yours. The arithmetic is on the Port St. Lucie page.
The flood map leaves Swan Park alone, and that is not the same as dry. FEMA's effective map of 2020 puts none of the neighborhood in the 1% or 0.2% annual chance zones, and no resident is in a County hurricane evacuation zone. Rain is what floods streets here: Irma left 10.36 inches at a Port St. Lucie gauge in 2017, the City's canals and swales carry it, and the swale and culvert in front of a house are the owner's to keep clear. A homeowners policy does not cover rising water, and outside the mapped zone the City's rating takes 10% off a flood policy. The County's map puts the neighborhood inside Port St. Lucie Utility Systems' water and sewer area, but parts of the older grid were built on wells and septic tanks and which lots here still are was not read; converting costs $18,821, so ask.
What is missing for now is the library. The Prima Vista branch closed on 30 August 2025 for a $7.8 million rebuild to more than 10,000 square feet and is due back in 2027; until then the nearest open library is the Pruitt Campus Library in St. Lucie West. Route 6, which runs along Airoso and Prima Vista, is the only bus, hourly and fare-free, with six stops inside the line.

How Swan Park got here
- 1958General Development Corporation buys the River Park development and 40,000 acres along the North Fork of the St. Lucie River, the land the city's grid of lots is laid out on.

Soccer under lights, a trail on Bayshore and the city's only public pool
Swan Park, 6.2 acres on Carmelite Street, is lit soccer fields. Jaycee Park, the same size on Bayshore Boulevard, has a ball field, a playground, a pavilion and a trail, and the YMCA's before- and after-school program uses its address. On Ravenswood Lane are the City's racquetball courts and the County's Ravenswood Community Pool, with a splash pad. The pool is inside the line: the County's Ravenswood Community Pool, beside the City's Ravenswood racquetball courts. The City's indoor centers are the Port St. Lucie Community Center south on Airoso Boulevard and the Fitness & Wellness Center at the MIDFLORIDA Credit Union Event Center.

Every address is in St. Lucie Public Schools, which runs choice for kindergarten to grade 8. Swan Park is in the Blue zone, and ZIP 34983's Blue 1 bus area lists Northport K-8, graded C for 2026, Floresta Elementary and Southern Oaks Middle among others. High schools are assigned by address, and every resident here is assigned to St. Lucie West Centennial High, graded B for 2026, 2025 and 2024.

Mind the zone line. Bayshore Elementary, the nearest at 1.9 km and graded B, and St. Lucie West K-8 are on the Red zone's list, so a bus to either is not promised. Applications open in January and March. The grades are the state's as CBS12 republished them.
