Live in Northport Village
The older platted grid of Port St. Lucie between Florida's Turnpike and the North Fork of the St. Lucie River, north of Prima Vista Boulevard, where four homes in five are lived in by their owners, no community development district adds to the tax bill, and the river is both the edge of the neighborhood and the only part of it in FEMA's flood zone.
Northport Village is one of the 36 neighborhoods on the City of Port St. Lucie's Neighborhood Services map, the line its NICE program keeps; the City called it Northport until a resident vote renamed it in February 2018, and it is not North Port, the Sarasota County city. The ground is part of the grid of lots and canals that General Development Corporation laid out after it bought land along the North Fork in 1958, three years before Port St. Lucie became a city. The 2020 census counted 9,790 residents on it, up 13% from about 8,658 on the same ground in 2010, and owners lived in 80% of the 3,381 occupied homes. Zillow's typical value for ZIP code 34983, which holds every resident, was $361,472 in August 2026, down 1.3% on the year, but that ZIP held 43,654 people in 2020 and is not a Northport Village price.

The City of Port St. Lucie's Northport Village neighborhood (NS_NEIGHBORHOODS, OBJECTID 7, planning area 3a), the map its Neighborhood Services department keeps for the NICE program, clipped to the City's current limits as St. Lucie County's Municipal Boundaries layer draws them, which here changes nothing: about 1,821 acres. Florida's Turnpike is the western edge. Prima Vista Boulevard is the southern edge from the Turnpike east to Airoso Boulevard, and from there the line runs north on Airoso and southeast along Floresta Drive, leaving the land between Floresta Drive, Prima Vista and the river outside the neighborhood. The North Fork of the St. Lucie River is the eastern edge north of that. The northern edge is not a street: the City's line crosses Selvitz Road, Jorgensen Road and St. James Drive at about the latitude of the end of North Macedo Boulevard, where the City's St. Lucie North neighborhood begins. Inside are Northport K-8 School, Sportsman's Park, Sportsman's Park West, Girl Scout Friendship Park and Gulf Stream Park. The county library's Port St. Lucie Branch, across Prima Vista Boulevard, is 38 m outside, in Swan Park. All of it is in St. Lucie County, City Council District 1 and St. Lucie Public Schools, and none of it is in a community development district or a community redevelopment area.
This is Port St. Lucie's Northport Village, not North Port, the Sarasota County city. It is one of the 36 neighborhoods on the City's Neighborhood Services map, the line its NICE program keeps: Florida's Turnpike on the west, Prima Vista Boulevard on the south, the North Fork of the St. Lucie River on the east and, on the north, a line across Selvitz Road and St. James Drive that is not a street. The program called this ground Northport until a resident vote renamed it in February 2018; whether people who live here use the name was not checked. The 2020 census counted 9,790 residents on about 1,821 acres, up 13% from 2010.
The ground is part of the grid General Development Corporation laid out after it bought 40,000 acres along the North Fork in 1958, three years before Port St. Lucie became a city. The parks came with the houses: Sportsman's Park dates from 1975 on the City's parks layer and Girl Scout Friendship Park from 1992. It is a neighborhood of owners, who lived in 80% of the 3,381 occupied homes in 2020, and Northport K-8 on Floresta Drive is the only district school inside. When residents came to a NICE meeting in November 2019, they asked for sidewalks and streetlights.
The tax bill carries no district of its own. None of the neighborhood is in a community development district, so the bill is the seventeen levies every City address pays, 22.3097 mills for 2025, plus the City's solid waste and stormwater assessments, $671 together for 2026-27, which no exemption reduces. No price index follows the City's line. Every resident is in ZIP code 34983, where Zillow's typical value was $361,472 in August 2026, down 1.3% on the year, but that ZIP held 43,654 people. A homesteaded buyer at that figure owes about $7,106 a year on the base exemption amounts, a landlord about $8,064. Save Our Homes caps a homestead's assessed value at 3% a year and resets on a sale, so the seller's bill understates yours. The arithmetic is on the Port St. Lucie page.
What is not known is the pipe under a given house. The County's map puts the neighborhood inside Port St. Lucie Utility Systems' water and sewer service area, but a service area is not a connection, and parts of the older grid were built on wells and septic tanks. Which lots here still are was not read. Converting costs $18,821, or $150.72 a month for ten years, so ask.
The river is the flood zone, and only the river. FEMA's map of 2020 puts 3.8% of the neighborhood in the 1% annual chance zone, all along the North Fork, with 247 residents on those blocks; the County puts 754 in hurricane evacuation Zone B. Away from the bank, rain is the usual flood: Irma left 10.36 inches at a Port St. Lucie gauge in 2017, and the swale and culvert in front of a house are the owner's to keep clear. A homeowners policy does not cover rising water. And this is a place to drive: every ART bus is hourly, and the nearest stops are on route 8, the 25th Street Express to Fort Pierce.
- Ask whether the house is on City water and sewer or a well and septic tank, and whether a connection agreement is still being paid
- Estimate the tax at your purchase price: the seller's Save Our Homes cap ends with the sale
- On the river side, run the address on FEMA's map and price a separate flood policy
- Rank schools in the district's choice window: the neighborhood is in the Blue zone, and West Gate K-8 is not on its list
How Northport Village got here
- 1958General Development Corporation buys the River Park development and 40,000 acres along the North Fork of the St. Lucie River, the land the city's grid of lots and canals is laid out on.
- 1961Port St. Lucie becomes a city on 27 April under House Bill No. 953, with 250 homes built by February.

Ball fields and courts on Prima Vista, and the river beyond the houses
Sportsman's Park, 16 acres on Prima Vista Boulevard, has baseball, basketball and tennis under lights, a playground and a pavilion, and Sportsman's Park West beside it has a track and open fields. Girl Scout Friendship Park and Gulf Stream Park are the other two inside. North on St. James Drive, outside the line, the County's Oxbow Eco-Center keeps a preserve on the North Fork and holds the Earth Day festival each April. What the map does not show: Gulf Stream Park's 8.5 acres carry no listed facilities on the City's parks layer, so count it as open ground rather than a playground.

High schools are assigned by address, and every resident here is assigned to Fort Pierce Central High, graded C for 2026 and B for 2025.
