Live in Lyngate
The strip of the city between the North Fork and US 1, where Port St. Lucie Boulevard and Crosstown Parkway both come off their bridges, the City's boat ramps and ball fields are inside the line, no resident's block is in FEMA's 1% flood zone, and three homes in ten are rented.
Lyngate is one of the 36 neighborhoods on the City of Port St. Lucie's own map, 1,618 acres on the east bank of the North Fork of the St. Lucie River, on ground General Development Corporation bought in 1958, three years before the city was incorporated; residents kept the name Lyngate when the City's neighborhood program put names to a vote in 2018. The river side is parkland, from Veterans Park at Rivergate, with the City's boat ramps, to Tom Hooper Park, and Lyngate Park dates from 1979; US 1 on the other side brings the hospital, the stores and the bus. The 2020 census counted 4,416 residents on its blocks, with owners in 71% of the occupied homes and 540 homes rented. Zillow's typical value for ZIP code 34952, which holds every resident, was $320,726 in August 2026, down 1.9% on the year, but the ZIP held almost ten times as many people and is not a Lyngate price.
Between two bridges: parkland on the river, the highway on the other side
One neighborhood on the City of Port St. Lucie's own map: Lyngate, feature 31 (planning area 6N) on the Neighborhood Services department's NICE neighborhoods layer, about 1,618 acres, clipped here to the City's current limits as St. Lucie County's municipal boundaries layer draws them, which leaves out no resident. Traced against the Census Bureau's road and water files: the North Fork of the St. Lucie River on the west, from the Port St. Lucie Boulevard bridge north past the landing of the Crosstown Parkway bridge; the city limit on the north, a short line just north of the parkway; US 1 on the east, south to Port St. Lucie Boulevard; and Port St. Lucie Boulevard on the south, except at the south-east corner, where the City's separate Morningside neighborhood, around Morningside Elementary, is cut out between Morningside Boulevard and US 1. Sandpiper Bay is across the boulevard, Sandhill Crossing across US 1 and Riverview across the river. Inside are Veterans Memorial Parkway and Lyngate Drive, Lyngate Park, Midport Lake, Veterans Memorial Park, Veterans Park at Rivergate and Tom Hooper Park on the river, the Publix at Rivergate Plaza and ten of Area Regional Transit's stops; HCA Florida St. Lucie Hospital is just outside, across US 1. No community development district touches it; 558 residents are in the City's Community Redevelopment Area, which follows US 1. Every 2020 resident is in City Council District 4 and in St. Lucie Public Schools.
Lyngate is a line on the City of Port St. Lucie's own map, and two of the bridges over the North Fork land on it. It is one of the 36 neighborhoods the City's Neighborhood Services department draws for its NICE program, about 1,618 acres: the North Fork of the St. Lucie River on the west, US 1 on the east, Port St. Lucie Boulevard on the south and the city limit on the north, just past the point where the Crosstown Parkway bridge, opened on 28 September 2019, comes down to US 1. The City's separate Morningside neighborhood, around Morningside Elementary, is cut out of the south-east corner. The 2020 census counted 4,416 residents on 2,043 homes. When the City put neighborhood names to a vote in February 2018, residents kept this one; whether they use it day to day was not checked.
The ground is part of the 40,000 acres General Development Corporation bought along the North Fork in 1958; no source read here dates these streets. What it has is the City's river frontage on this bank. Veterans Park at Rivergate, established in 1984, has three boat ramps open around the clock and the Pearl Harbor Memorial Monument; Tom Hooper Park, from 2003, is 12 acres of wetland preserve with a lighted boardwalk; and Lyngate Park, from 1979, has ball fields, lighted tennis and racquetball courts, a playground and a dog park, and is home to the American Little League.
It is more mixed than the grid around it. Owners lived in 71% of the 1,843 occupied homes in 2020, and 540 homes were rented. The City's subdivisions layer puts the Evergreen at Port St. Lucie and Walden Woods condominiums, Villas of Village Green, Rivergreen Villas and The Howell, which it types as rental, inside the line. The east side is US 1: the Publix at Rivergate Plaza is inside, HCA Florida St. Lucie Hospital and the MIDFLORIDA Credit Union Event Center are just across the highway, and 558 residents are in the City's Community Redevelopment Area, which adds no tax rate. No community development district touches the line.
The river is parkland, so the flood zone mostly holds no homes. FEMA's effective map of 2020 puts 26.6% of the ground in the 1% annual chance flood zone, 15.6% of it floodway, and no resident's block in it; 254 residents are in the 0.2% zone. St. Lucie County's evacuation map puts 433 residents in its zones, 389 in one the map leaves unnamed, and every resident is in evacuation area 5 around FPL's St. Lucie nuclear plant. A homeowners policy does not cover rising water, and a flood policy waits 30 days to start.
No price index follows the City's line. Zillow's typical value for ZIP code 34952, which holds every resident, was $320,726 in August 2026, down 1.9% on the year; the ZIP held 42,630 people in 2020. Every City address pays the same seventeen levies, 22.3097 mills for 2025. A homesteaded buyer at the ZIP figure owes about $6,197 a year on the base exemption amounts, a landlord about $7,155; at the county's $402,500 single-family median, about $8,022. The City's solid waste and stormwater assessments add $671 for 2026-27. Save Our Homes resets on a sale, so the seller's bill understates yours. The arithmetic is on the Port St. Lucie page.

How Lyngate got here
- 1958General Development Corporation buys the River Park development and 40,000 acres along the North Fork of the St. Lucie River, with a budget of $50 million.
- 1961Port St. Lucie becomes a city on 27 April, by House Bill 953.
- 1979Lyngate Park is established on Lyngate Drive; it is now home to the American Little League.
- 1984Veterans Park at Rivergate, with the City's boat ramps on the North Fork, and Veterans Memorial Park are established, on the City's parks layer.

Boat ramps on the river and ball fields off Lyngate Drive, all inside
Veterans Park at Rivergate, on Veterans Memorial Parkway, has the City's three boat ramps on the North Fork, pavilions and a boardwalk, and Tom Hooper Park beside it is 12 acres of wetland with a riverwalk. The nearest gym is the City's Fitness & Wellness Center at the MIDFLORIDA Credit Union Event Center, just across US 1, on the same membership as the one at the Port St. Lucie Community Center. The only public pool listed is the County's, at Ravenswood.

Every address is in St. Lucie Public Schools, which runs choice from kindergarten to grade 8, so no address is zoned to an elementary or middle school, and no district school is inside the line. Every resident is in the Blue zone, and ZIP 34952's bus list includes Morningside Elementary, graded A for three years, and Southport Middle, graded A. High schools are assigned by address: Port St. Lucie High, graded A for 2026, for every resident.
