Live in Sandhill Crossing
The City's largest neighborhood on this site's list, east of US 1 to the Martin County line, where 19,235 people in 2020 lived around HCA Florida St. Lucie Hospital, Port St. Lucie High School and the MIDFLORIDA Credit Union Event Center, a third of the homes were rented, and a quarter of the ground is Savannas Preserve State Park, which holds most of the flood zone and none of the residents.
Sandhill Crossing is the name the City of Port St. Lucie gave in February 2018, after residents voted, to the neighborhood its program had called Green River: the part of the city east of US 1, on land General Development Corporation incorporated as the city in 1961. The 2020 census counted 19,235 residents inside today's city limits, up 12% from about 17,112 on the same ground in 2010, the most of any Port St. Lucie neighborhood on this site; owners lived in 67% of the occupied homes, the lowest share of the twenty, because the subdivisions include rental apartments and condominiums as well as houses. About 5,897 residents, 31%, live inside the City's Community Redevelopment Area along US 1, where the City has spent years trying to build a downtown around the event center. Zillow's typical value for ZIP code 34952, which holds nearly every resident, was $320,726 in August 2026, down 1.9% on the year, but the ZIP held 42,630 people and is not a Sandhill Crossing price.
The east side's working half, between US 1 and the Savannas
The Sandhill Crossing feature on the map the City of Port St. Lucie's Neighborhood Services department keeps for its NICE program (Neighborhood Improvement and Community Engagement; the NS_NEIGHBORHOODS layer, OBJECTID 34, planning area 7), about 5,665 acres, nearly all of it inside the City's current limits as St. Lucie County's Municipal Boundaries layer draws them; the City's polygon also takes in 395 residents of unincorporated blocks the County's line leaves out of the city, and this guide leaves them out. Traced against the City's road layer, US 1 is the western edge, from the Martin County line, which is the southern edge, north to about 1.3 km past Walton Road; the northern edge is an irregular line south of Savanna Club, which is unincorporated county, and the eastern edge runs near Indian River Drive and the lagoon shore without reaching the water. Walton Road, Lennard Road, Tiffany Avenue, Mariposa Avenue and Jennings Road run through it, and about a quarter of the polygon, some 1,445 acres, is Savannas Preserve State Park on the County's parks layer. The City's subdivisions layer names East Lake Village, Spanish Lakes, St. Lucie Gardens and Walton Court inside, with the Trivela, Grove Park and 10X apartments for rent and the Camelot Gardens, Midport Place, Fountains of St. Lucie and Seagrass condominiums. The Spanish Lakes on that layer is not the Spanish Lakes communities by Savanna Club, which are outside the city. The City's program announced the name on 17 February 2018 after a residents' vote; whether residents use it day to day was not checked. All of it is in St. Lucie County and St. Lucie Public Schools.

Its neighborhood program draws the line from US 1 east toward Indian River Drive, and from the Martin County line north to about 1.3 km past Walton Road, short of unincorporated Savanna Club: some 5,665 acres. This is where the east side works, shops and rents. HCA Florida St. Lucie Hospital, 282 beds, is on Tiffany Avenue inside the line; Port St. Lucie High School is off Lennard Road; and the City's MIDFLORIDA Credit Union Event Center stands on the corner of US 1 and Walton Road. The City maps East Lake Village, Spanish Lakes and St. Lucie Gardens beside the Trivela, Grove Park and 10X rental apartments and the Camelot Gardens and Midport Place condominiums. So owners lived in only 67% of the 7,855 occupied homes in 2020, the lowest share of the twenty guides here, and 2,555 homes were rented.
A quarter of the ground is a state park, and that is where the flood zone is. About 1,445 acres of the polygon are Savannas Preserve State Park, open savanna and slash pine whose main entrance is on Walton Road. FEMA's map of 2020 puts 19.6% of the area in the 1% annual chance flood zone, most of it that wet ground, with no resident's block inside it. No County hurricane evacuation zone reaches a resident, and all of them are in a planning area around the St. Lucie nuclear plant, a designation rather than a hazard rating. A homeowners policy does not cover rising water, and outside the zone a flood policy gets the City's 10% discount.
The downtown is still a plan. 5,897 residents, 31%, live inside the City's Community Redevelopment Area along US 1, which adds no rate. The event center was once envisioned as the center of the city's downtown; CBS12 reported in August 2026 that roughly $77 million had gone into infrastructure for the original City Center around it, and the City now plans the site as Walton & One, with restaurants, shops, housing and a proposed soccer stadium. What is open today is the event center and the hospital.
No price index follows the City's line. Nearly every resident is in ZIP code 34952, where Zillow's typical value was $320,726 in August 2026, down 1.9% on the year, but the ZIP held 42,630 people in 2020. No community development district reaches the area, so the bill is the same seventeen levies as any City address, 22.3097 mills for 2025. A homesteaded buyer at the ZIP's figure owes about $6,197 a year on the $25,000 base exemption amounts, a landlord about $7,155, and the City's solid waste and stormwater assessments add $671 for 2026-27. Save Our Homes caps a homestead's assessed value at 3% a year and ends with a sale, so the seller's bill understates yours; the arithmetic is on the Port St. Lucie page. Area Regional Transit's routes 4 and 1 run Lennard Road and US 1, fare-free and hourly.

How Sandhill Crossing got here
- 1958General Development Corporation buys the River Park development and 40,000 acres along the North Fork of the St. Lucie River, in Wikipedia's account.
- 1961Port St. Lucie becomes a city on 27 April. The City says General Development incorporated only the land it owned, and that planning area 7, where Sandhill Crossing is, was part of it.
- 1983Rotary Park, on Tiffany Avenue, is established, the oldest of the City's parks inside the line on its parks layer.
- 1989Port St. Lucie High School opens in August on what is now SE Jaguar Lane, at first for grades 9 to 11.
- 1992Sandhill Crane Park, 19 acres on Scenic Park Drive, is established.

- 2026Port St. Lucie High is graded A for the first time. In August CBS12 reports roughly $77 million invested over the years in infrastructure for the original City Center around the event center, now planned as Walton & One. The Festival of Lights is set for 5 December at the event center.
A state park on one side and five City parks inside the line
Savannas Preserve State Park manages more than 7,000 acres between Fort Pierce and Jensen Beach, with nearly 13 miles of trails and its Education Center on Walton Road. The City keeps Woodstork Trail Park, with a 1.27-mile trail, Sandhill Crane Park, with ball fields, Rotary Park, Mary Ann Cernuto Park and the Mariposa Cane Slough Preserve inside the line. None of the photographs shows these parks.
What the map does not show: that the preserve's wet savanna is most of the flood zone on FEMA's map, so the lots along its edge are the ones to check.

Every address is in St. Lucie Public Schools, which runs choice from kindergarten to grade 8. ZIP 34952 is in the Blue zone, whose list includes Village Green and Mariposa, both inside the line and graded C by the state for 2026, and Morningside Elementary across US 1, graded A three years running. High schools are assigned by address: every resident goes to Port St. Lucie High, inside the line, opened in 1989 and graded A for 2026, its first.
