Live in Sandpiper Bay
The south-east corner of Port St. Lucie, where the North Fork of the St. Lucie River wraps two sides and Martin County a third, the city's first country club and its golf course still stand, owners hold 88% of the homes, and half the residents live in a County hurricane evacuation zone.
Sandpiper Bay is one of the 36 neighborhoods on the City of Port St. Lucie's own map, 3,366 acres east of the North Fork and south of Port St. Lucie Boulevard, and it holds the oldest resort ground in the city: General Development Corporation opened its Port St. Lucie Country Club here in 1961, with the Saints and Sinners golf courses and 250 golf villas along Morningside Boulevard, and Club Med ran the resort from 1986 until it sold the property in 2022. The City now runs the Saints course, and with St. Lucie County it bought the Westmoreland tract on the river in 2002, where the Port St. Lucie Botanical Gardens opened in 2010 and Pioneer Park in 2024. The 2020 census counted 6,451 residents on its blocks, with owners in 88% of the occupied homes and 1,130 of them owned outright. Zillow's typical value for ZIP code 34952, which holds 99% of them, was $320,726 in August 2026, down 1.9% on the year, but the ZIP held more than six times as many people and is not a Sandpiper Bay price.
The country club the developer built first, with the river on two sides
One neighborhood on the City of Port St. Lucie's own map: Sandpiper Bay, feature 33 (planning area 6S) on the Neighborhood Services department's NICE neighborhoods layer, about 3,366 acres, clipped here to the City's current limits as St. Lucie County's municipal boundaries layer draws them, which leaves out no resident. Traced against the Census Bureau's road, water and county files: Port St. Lucie Boulevard on the north, from the North Fork bridge east to US 1; US 1 on the north-east for about a kilometer; then the city limit, which here is the Martin County line, south along the line of SE Bakersfield Street and west to Howard Creek; and the North Fork of the St. Lucie River on the south and west, back up to the boulevard. Lyngate is across the boulevard, and Canal Pointe and Southbend Lakes, separate City neighborhoods, are across the river. Inside are Westmoreland and Morningside boulevards, the Port St. Lucie Botanical Gardens and Pioneer Park on the river, Sandpiper Bay Park, the Saints golf course, the county library's Morningside Branch and Southport Middle School; Morningside Elementary is 226 m outside, in the City's Morningside neighborhood. The City's subdivisions layer puts Ballantrae, Rivella, River Vista, Kitching Cove Estates, Visconti and the Tarpon Bay, Sandpiper Bay villas and Anchorage condominiums inside. No community development district touches it; 93 residents are in the City's Community Redevelopment Area. Every 2020 resident is in City Council District 4 and in St. Lucie Public Schools.
Sandpiper Bay is the city's south-east corner, and water bounds most of it. It is one of the 36 neighborhoods the City of Port St. Lucie's Neighborhood Services department draws for its NICE program, about 3,366 acres: Port St. Lucie Boulevard on the north, US 1 briefly at the north-east corner, then the city limit, which here is the Martin County line, and the North Fork of the St. Lucie River around the south and west. Lyngate is across the boulevard; Canal Pointe and Southbend Lakes are across the river. The 2020 census counted 6,451 residents on 3,394 homes.
The name has a longer history here than most on the City's map. General Development Corporation, the city's first developer, opened its Port St. Lucie Country Club on this ground in 1961, with the Saints and Sinners golf courses and 250 golf villas along Morningside Boulevard, according to Indian River Magazine. Club Med bought the 200-acre resort in 1986 and ran it as Club Med Sandpiper Bay until it sold the property for $55 million in July 2022. The Saints course is now the City's. Upriver, the City and St. Lucie County bought the Westmoreland tract in 2002; the Port St. Lucie Botanical Gardens opened on it in March 2010, and Pioneer Park next door in June 2024.
The people are older and settled. Owners lived in 88% of the 2,927 occupied homes in 2020, and 1,130 of them had no mortgage. 467 homes, 14%, stood empty on census day, a count that includes seasonal homes. Much of the housing sits under associations: the City's subdivisions layer puts Ballantrae and its sub-associations, Rivella, River Vista, Visconti and Kitching Cove Estates inside, with condominiums at Tarpon Bay, the Villas of Sandpiper Bay and the Anchorage. Their dues were not read for this guide. No community development district touches the line.
The river is the risk as well as the view. FEMA's effective map of 2020 puts 26.8% of the ground in the 1% annual chance flood zone, 12.4% of it floodway, with 888 residents on those blocks; the reference point, by the golf course, is in zone X. St. Lucie County's Know Your Zone layer puts 3,261 residents, about half, in an evacuation zone the County's map leaves unnamed, and every resident is in evacuation area 5 around FPL's St. Lucie nuclear plant across the lagoon. A homeowners policy does not cover rising water, and a flood policy waits 30 days to start.
No price index follows the City's line. Zillow's typical value for ZIP code 34952, which holds 99% of the residents, was $320,726 in August 2026, down 1.9% on the year, but the ZIP held 42,630 people in 2020. Every City address pays the same seventeen levies, 22.3097 mills for 2025. A homesteaded buyer at the ZIP figure owes about $6,197 a year on the base exemption amounts, a landlord about $7,155; at the county's $402,500 single-family median, about $8,022. The City's solid waste and stormwater assessments add $671 for 2026-27. Save Our Homes resets on a sale, so the seller's bill understates yours. The arithmetic is on the Port St. Lucie page.

How Sandpiper Bay got here
- 1958General Development Corporation, the city's first developer, buys 8,500 acres along the St. Lucie River, in Indian River Magazine's account.
- 1961General Development opens the Port St. Lucie Country Club, with the Saints and Sinners golf courses and 250 golf villas along Morningside Boulevard; the course hosts the first Perry Como Invitational that year.
- 1981The Westmoreland tract on the river is approved for a residential development, Moonraker Bay, that is never built.
- 1986General Development sells the 200-acre resort to Club Med for $32 million; Club Med adds an artificial white-sand beach and runs it as Club Med Sandpiper Bay.
- 2001The City's parks layer dates its Saints golf course, 185.5 acres at 2601 SE Morningside Boulevard, to 2001; the course itself dates from 1961.
- 2002Late in the year the City and St. Lucie County together buy the Westmoreland property.
- 2010The Port St. Lucie Botanical Gardens hold their grand opening on 6 March, a year after construction began.
- 2020The census counts 6,451 residents and 3,394 homes. FEMA's flood map panel for the area takes effect on 19 February.
- 2022Club Med sells the Sandpiper Bay resort for $55 million to Altitude International Holdings at the end of July, after 36 years.

A garden, a riverfront park and a City golf course, all inside
The City's Port District runs 1.5 miles along the North Fork, and its southern half is here: the Botanical Gardens, about 20 acres on Westmoreland Boulevard, and Pioneer Park, 9.75 acres with a playground, the Banyan Basin splash pad and a kayak and canoe launch. A 4,300-foot boardwalk follows the river. The other two photographs are of parks in Tradition, west of Interstate 95, not here.
What the map does not show: which streets take water in a storm. FEMA's floodway runs along the river's edge, while the points the City's parks layer gives for the gardens and Pioneer Park are in zone X; no source read here counts the homes that have flooded.
