Live in Rosser Reserve
About 10,200 people on 2,072 acres of the platted grid between Interstate 95 and Port St. Lucie Boulevard, split by Rosser Boulevard into two high school assignments, with a 100-acre lake park closed for a rebuild, no school or bus stop inside the line and no resident in a FEMA flood zone.
Rosser Reserve is the neighborhood on the City of Port St. Lucie's Neighborhood Services map that covers 2,072 acres of the grid General Development Corporation began after it bought about 40,000 acres along the North Fork in 1958: the blocks on either side of Rosser Boulevard between Interstate 95 and Port St. Lucie Boulevard, west and south of Gatlin Pines and north of Paar Drive. The 2020 census counted 10,196 residents there, up about 14% from 8,911 on the same ground in 2010, the most of any guide in the south of the city; owners lived in 84% of the 3,247 occupied homes, and a quarter of the residents were children. The line is the City's map, not a subdivision or an association, and the name is the one residents chose in the City's 2018 vote for the area it had called Openview Park; whether residents use it day to day was not checked. Zillow's typical value for ZIP code 34953, which holds every resident, was $397,936 in August 2026, but that ZIP held 77,023 people in 2020 and is not a Rosser Reserve price.
The south end's largest neighborhood, divided down the middle by one boulevard
The City of Port St. Lucie's Rosser Reserve neighborhood: feature 23 on the NS_NEIGHBORHOODS layer behind the Neighborhood Services NICE program, planning area 4Sa, about 2,072 acres, clipped to the City's current limits as St. Lucie County's Municipal Boundaries layer draws them, which cut nothing off. It is an L: a tall western block between Interstate 95 and Rosser Boulevard, and an eastern block from Rosser to Port St. Lucie Boulevard across the southern half. Traced against the City's road classification layer, the line takes in Interstate 95 itself on the west, with Tradition beyond; the north edge, from the interstate to Rosser Boulevard, follows no arterial road, with Newport Isles beyond it; Rosser Boulevard then runs south as the line with Gatlin Pines, until the line turns east along Gatlin Pines' southern edge, which follows no street for its first stretch, then Savona Boulevard and SW Alcantarra Boulevard, to Port St. Lucie Boulevard; Port St. Lucie Boulevard is the short east edge, with Tulip Park across; and Paar Drive is the south edge, with Woodland Trails across it and Becker Road about 1.2 km further south. Rosser and Savona boulevards cross the southern half from north to south. On the City Sections layer about half of it is General Development's section 19, a sixth section 7 and a twelfth section 21, and a fifth is unplatted, most of that the lake and the land along the interstate. O.L. Peacock Sr. Park and its lake are inside the western block; no district school is inside. All of it is in City Council District 3, ZIP code 34953 and St. Lucie Public Schools' Red zone, and no resident was in a community development district or a community redevelopment area in 2020.
The line is the City's map, not a subdivision, and residents chose the name. Rosser Reserve is one of the 36 neighborhoods Port St. Lucie draws for its Neighborhood Services program: about 2,072 acres of the grid General Development Corporation began after buying land along the North Fork in 1958. It is an L: a western block between Interstate 95 and Rosser Boulevard, an eastern block from Rosser to Port St. Lucie Boulevard, and Paar Drive along the south. The City called it Openview Park until 17 February 2018, when it announced the names residents had picked in 1,547 votes; whether residents use the new one day to day was not checked. The 2020 census counted 10,196 residents, up about 14% from 2010, more than any other guide in the south of the city.
Rosser Boulevard decides the high school. St. Lucie Public Schools assigns high schools by address, and its sheet for ZIP code 34953 sends the blocks south of Gatlin Boulevard and west of Rosser to Legacy High, which opened for 2025-26 across the interstate and was graded B in its first year, and the blocks east of Rosser to Treasure Coast High on Darwin Boulevard, graded B for 2025 and incomplete for 2026: 3,008 residents and 7,188 on the district's map. A quarter of the residents were children in 2020 and owners lived in 84% of the homes, yet no district school is inside the line; below grade 9, the nearest, Windmill Point Elementary, is one choice among nine, not a zoned school.
The big open space is a lake, closed for a rebuild. O.L. Peacock Sr. Park, in the western block, was established in 2008. Its size depends on who measures: the City's page says 100 acres with a 75-acre lake, its parks layer 110 acres, the state wildlife agency a 102-acre lake. The City closed it on 12 November 2025 for a playground, a paved trail and pavilions, part paid by a $200,000 state grant, and expected to finish by mid-2026; whether it has reopened was not confirmed for this guide.
No resident is in a FEMA flood zone, but ask about drainage. The effective map of 2012 puts the whole area in Zone X, and the County puts no one in a hurricane evacuation zone or the nuclear plant's planning area. The City does name the land just west of Interstate 95 from about Becker Road to Tradition as a repetitive flood loss area: across the highway from the western block, not inside the line. Irma left 10.36 inches at a Port St. Lucie gauge in 2017. The swale and culvert out front are the owner's to keep clear, and a homeowners policy does not cover flood.
No price index follows the City's line. Every resident is in ZIP code 34953, where Zillow's typical value was $397,936 in August 2026, down 0.4% on the year, but the ZIP held 77,023 people. Every address pays the same seventeen levies, 22.3097 mills for 2025. A homesteaded buyer at the ZIP's figure owes about $7,920 a year on the base exemption amounts, a landlord about $8,878, and the City's solid waste and stormwater assessments add about $656, which no exemption reduces. No resident lived in a community development district in 2020. Save Our Homes resets on a sale, so the seller's bill understates yours. This is a place to drive. The nearest bus stop, on ART's free hourly route 5, is 3.1 km north at Gatlin and Savona, though ART On Demand covers every resident.

How Rosser Reserve got here

- 2025Legacy High School, the school assigned west of Rosser Boulevard, opens for the 2025-26 year, and the City's parks layer gives 2025 for Stars and Stripes Park across Interstate 95. On 12 November O.L. Peacock Sr. Park closes for a rebuild, part paid by a $200,000 state recreation grant.
- 2026The state grades Legacy High B in its first year and gives Treasure Coast High an incomplete. The City expected the park's new playground, paved trail and pavilions by mid-2026.
A lake park inside the line, rebuilt, and a playground across Paar Drive
O.L. Peacock Sr. Park, at 1950 SW Dreyfuss Boulevard, is a lake with a shoreline for walking, leashed dogs and fishing, open 8 a.m. to sunset, and boats on electric motors only; in 2018 it gave up a largemouth bass of more than 15 pounds. Woodland Trails Park, 13.6 acres just south of Paar Drive, has a playground and a pavilion. The photographs here are of parks elsewhere in the city, not either one.

What the map does not show: the lake park is in the western block, so for most of the 7,188 residents east of Rosser Boulevard it is a drive of a few minutes, not a walk.
