The oldest city, east of Santa Barbara Boulevard and south of Veterans Parkway: the Yacht Club at the river mouth, South Cape, downtown, on Cape Coral Parkway and Del Prado Boulevard, and Palaco Grande on the Caloosahatchee.

No public body draws these neighborhoods: each guide is a set of the Gulf American Corporation's plat units as the City maps them, and the name on it is ours to give. The Yacht Club is Units 1, 4 and 5 on the river, 941 acres and 3,111 residents, named for the City's Yacht Club Community Park and boat ramp, with Four Freedoms Park and Bimini Basin inside. South Cape is downtown: the units that hold 80% of the residents of the City's South Cape redevelopment area, 12,965 residents along Cape Coral Parkway and Del Prado Boulevard, with Rubicond Park, the Cape Coral Art Center and Founders Park. Palaco Grande, a name the trade gives a smaller stretch of the river than this guide, is the river side from Cape Coral Parkway up to Veterans Parkway east of Del Prado, 7,912 residents, with Jaycee Park, Horton Park and Cape Elementary; the Cape Coral Bridge lands at its south end. 3 guides are listed below.
All but one parcel in the three has City water and sewer, and every canal here is salt water: the Yacht Club's 1,457 canal lots and most of South Cape's are on the City's SW-D system, and Palaco Grande's 2,673 on SW-E toward the river, with 117 and 166 lots on the river itself. Which of them a sailboat can reach from the river depends on the bridges between, which these pages do not trace. The water is also the exposure. The National Hurricane Center puts Ian's maximum inundation at 6 to 9 feet above ground in Cape Coral and the other communities at the river mouth, and its surge sensor in Cape Coral was lost. Every Yacht Club resident is in Lee County's evacuation zone A and every one of its parcels in a FEMA special flood hazard area; so are 6,879 of Palaco Grande's residents and 3,071 of South Cape's. Downtown's redevelopment area captures the growth in tax revenue inside its line and adds no rate.
