The Central Cape is our grouping of the band between Veterans Parkway and the line of Embers Parkway and Hancock Bridge Parkway, 58,474 residents in 2020, the largest of the five, cut out of the two southern quadrants because its middle, where City Hall is, is neither the river city nor the newer north. No public body draws these neighborhoods: each guide is a set of the Gulf American Corporation's plat units as the City maps them, and the name on it is ours to give, with one exception: Sandoval is the gated subdivision as Lee County draws it. Four Mile Cove, named for the City's ecological preserve on the cove, is the river side by the Midpoint Bridge, 11,169 residents, with Cape Coral Hospital, the Caloosa schools and Paul Sanborn Park. Cultural Park, our name, is the civic middle, 14,041 residents, with City Hall, the Cape Coral Museum of History and the Lee County Government Center. Lake Kennedy, ours after the lake on the City's canal map, is 13,619 residents west of Santa Barbara Boulevard, with Sun Splash Family Waterpark and Cape Coral High School. Trafalgar, a name Homes.com uses, is the west side around Trafalgar Parkway, 9,017 residents, with the Cape Coral Sports Complex and the Burnt Store Boat Ramp; and Sandoval, 2,597 residents in 2020 with more homes built since, sits inside it. 5 guides are listed below.

The exposure divides this area more than any other. Lake Kennedy is on fresh water and Cultural Park mostly so (1,347 lots on fresh water, 525 on the City's SW-E saltwater system); both have no resident in the City's Coastal High Hazard Area or in Lee County's evacuation zone A, and have 41 and 4 parcels in a FEMA special flood hazard area. Four Mile Cove, on the river, has 6,263 residents in zone A and 995 saltwater lots on the City's SW-E system. Every Sandoval resident is in zone A, though its lots are on lakes rather than canals, and the subdivision's homeowners association brings fees of its own. Trafalgar is the one guide here where City water has not reached everywhere: 561 parcels in Units 54 and 58 are in the North 4 extension area, where the assessment is still to come, and its saltwater lots near the Spreader are on SW-A and SW-B.
