Pelican and Skyline inland, out to Cape Harbour, Sands and Surfside on the saltwater canals
The city west of Santa Barbara Boulevard and south of Veterans Parkway, where the saltwater canals reach the river and the South Spreader Waterway: Pelican and Skyline inland, and Cape Harbour, Sands and Surfside on the water.

No public body draws these neighborhoods: each guide is a set of the Gulf American Corporation's plat units as the City maps them, and the name on it is ours to give. Pelican, a name Homes.com, Nextdoor and NeighborhoodScout all use, is the units along Pelican Boulevard from El Dorado Parkway to Gleason Parkway, 9,420 residents, with Pelican Elementary and the Pelican baseball and soccer complexes. Skyline is our name, after the boulevard, for the interior on both sides of it, 11,797 residents with the Cape Coral-Lee County Public Library and Koza/Saladino Park; the trade usually files these units under Pelican. Cape Harbour is named for the marina village at the southwest tip, but of its 4,896 residents Lee County's own lines put 205 in Cape Harbour and 378 in Tarpon Point, while 2,960 live in Unit 64 behind them; Rotary Park is inside. Sands, our name after Sands Park and Sands Boulevard, is the far southwest corner, 4,692 residents, and Surfside, ours after Surfside Boulevard, the west side out to the South Spreader Waterway, 8,845 residents with Ida S. Baker High School, Gulf Elementary and Middle and the City's own Oasis charter schools, which are not the school district's. 5 guides are listed below.
This is the canal city most buyers come for, and the canals differ. Sands' and Surfside's saltwater lots, 1,260 and 2,513, are all on the City's SW-B system, which reaches the river through the South Spreader Waterway; Cape Harbour's are mostly on SW-C; Pelican's split between SW-D and SW-C; and Skyline is mostly fresh water, 1,121 lots against 389 on salt. Bridges with their own clearances stand between many docks and the river, and these pages do not say which lot clears them. City water and sewer reach all but a handful of parcels here. The exposure falls toward the water: every Sands resident is in Lee County's evacuation zone A, as are 4,612 of Cape Harbour's and 5,887 of Surfside's, while Skyline has none in zone A and only 1,528 of its 6,607 parcels in a FEMA special flood hazard area. A seawall on a saltwater lot is the first structure to inspect. A Florida homeowners policy covers wind and not rising water, so FEMA's flood map for the exact address, the elevation certificate, the seller's disclosure of what the house took in Ian and since, and a quote for a separate flood policy belong in any offer here.

Pelican
