Downtown Cape Coral, the City's redevelopment district on Cape Coral Parkway and the canal blocks around it: where condominium units are nearly three parcels in ten, four bus routes meet and none runs often, and seven parcels in ten are in FEMA's flood zone, with Lee County evacuation Zone B at its center.
South Cape is the City of Cape Coral's own name for its downtown redevelopment area, and this guide is the eight Gulf American Corporation units that hold most of it: 2,468 acres along Cape Coral Parkway and Del Prado Boulevard where the 2020 census counted 12,965 residents in 8,204 homes, 7,789 of them inside the redevelopment area. The developers' sales office, the first building in Cape Coral, went up in 1958 at Cape Coral and Coronado Parkways, on this guide's edge, and the parkway has led to the Cape Coral Bridge since 1964. Of 7,740 parcels on the City's layer, 4,380 are single-family houses, with a median certificate of occupancy year of 1978, and 2,257 are condominium units; 1,742 lots are on saltwater canals. The city has grown about 22% since 2020, and Zillow's typical value for ZIP code 33904, $337,791 in August 2026 and down 3.8% on the year, is the ZIP's, not this guide's.
Downtown is a redevelopment district laid over canal lots
South Cape is a name the City uses, for its community redevelopment area and the South Cape Community Center, but no public body draws a South Cape neighborhood. This guide's line is the City's own plat: Gulf American Corporation Units 2, 6, 8, 9, 10, 13, 14 and 15 (features 02-1 to 02-6, 06-1 to 06-7, 08-0, 08-1, 09-0, 10-0, 10-A, 13-0, 14-0 and 15-0 on the Department of Community Development's GAC Unit layer), the units that hold 80% of the redevelopment area's residents, joined and clipped to the City Boundary layer, 2,468 acres. Traced against the Census Bureau's road file and the City's Canals layer: Santa Barbara Boulevard on the west, from the San Carlos Canal north to SE 40th Street, with Pelican across; SE 40th Street east for about 0.8 km, then north to SE 32nd Street, and SE 32nd Street and the Tequila Canal east to SE 15th Place on the north; on the east, SE 15th Place south to SE 40th Street, then the Plato and Rubican canals, SE 11th Avenue and Vincennes Boulevard down to Cape Coral Parkway, with Palaco Grande across, and the parkway east to the foot of the Cape Coral Bridge; the river's edge south of the bridge to El Dorado Parkway East; and on the south El Dorado Parkway East, Coronado Parkway, the Bimini Basin and the Bimini Canal, with the Yacht Club across, and the San Carlos Canal back to Santa Barbara Boulevard. All of it is in the City's southeast address quadrant and the Lee County School District; it is split between City Council Districts 1 and 4, and all but 98 residents are in ZIP code 33904.
South Cape is the closest Cape Coral comes to a downtown, and the name is the City's. It is what the City calls its community redevelopment area along Cape Coral Parkway, though no public body draws a South Cape neighborhood. This guide is the eight Gulf American Corporation plat units that hold 80% of that area's residents: Units 2, 6, 8, 9, 10, 13, 14 and 15, 2,468 acres from Santa Barbara Boulevard east to the foot of the Cape Coral Bridge and north to SE 32nd Street. The 2020 census counted 12,965 residents in 8,204 homes, 7,789 of them inside the redevelopment area; the city has grown about 22% since. The developers' sales office, the first building in Cape Coral, went up in 1958 at Cape Coral and Coronado Parkways, on this guide's southern edge.
It is mixed ground. Of 7,740 parcels on the City's layer, 4,380 are single-family houses, with a median certificate of occupancy year of 1978, and 2,257 are condominium units; 404 more are multifamily and 327 commercial. The Chamber of Commerce runs its Saturday farmers market at Club Square on SE 47th Terrace, and the Cape Coral Art Center, the South Cape Community Center and the LeeTran transfer center are all inside. Four bus routes meet here and 53 stops are inside the line, but no bus runs more often than about every 37 minutes at midday, and routes 30 and 40 have none on Sunday.
The canals are salt water, behind low bridges. 1,742 lots are on saltwater canals, 1,040 of them in the City's SW-D navigation system and 702 in SW-E toward the river, and 38 on the river; 1,730 parcels have a seawall. Two City bridges inside the line clear only 9.25 feet (Cape Coral Parkway over the San Carlos Canal) and 8.6 feet (Del Prado Boulevard over the Bimini Canal). Which docks a mast can leave from without passing under a fixed bridge was not traced here for any street.
Seven parcels in ten are in FEMA's flood zone. 5,311 of the 7,740 parcels are in zone AE on the maps effective in November 2022, and at the reference point the base flood elevation is 8 feet; 2,424 are in zone X, where the City's rating still discounts flood cover 10%. Lee County puts 3,071 residents in evacuation Zone A, ordered out first, and the other 9,894 in Zone B. The National Hurricane Center puts Ian's maximum inundation at 6 to 9 feet above ground in Cape Coral and the river-mouth communities in 2022; no layer records which of these streets flooded. The City's 50% rule, judged permit by permit, can require an old house to be raised.
The redevelopment district adds no rate. 4,633 parcels carry the City's redevelopment tax districts, which capture the growth in tax revenue but levy the same thirteen lines, 15.3806 mills for 2025, as every City address. Zillow's typical value for ZIP code 33904 was $337,791 in August 2026, down 3.8% on the year, but the ZIP held 32,029 people in 2020. A homesteaded buyer at that figure owes about $4,559 a year on the base exemption amounts, a landlord about $5,195, and the City's fire, stormwater and solid waste assessments add about $1,063 for 2026-27 on its example house. How South Cape got here
- 1957Leonard and Jack Rosen, real estate developers from Baltimore, buy a 103-square-mile tract on the peninsula called Redfish Point with a small group of partners for $678,000.
- 1958The Rosens' sales office, the first building in Cape Coral, goes up at the corner of Cape Coral and Coronado Parkways, on this guide's southern edge; the first four homes are finished that May, just to the south.
- 1964The 3,400-foot Cape Coral Bridge opens early in the year at the east end of Cape Coral Parkway, which becomes the city's road to Fort Myers.
- 1970Cape Coral incorporates as a city on 18 August.
- 2020The census counts 12,965 residents and 8,204 homes in the eight units, 7,789 of the residents inside the City's South Cape redevelopment area.
- 2022Hurricane Ian makes landfall on Cayo Costa on 28 September; the National Hurricane Center puts maximum inundation at 6 to 9 feet above ground in Cape Coral and the other communities at the river mouth. New FEMA flood maps take effect on 17 November.
- 2025From 10 July the City judges FEMA's 50% substantial improvement rule permit by permit, no longer adding earlier improvements together.
- 2026On 26 August the Council sets the 2026-27 fire service assessment lower and stormwater higher, and solid waste unchanged. Wikipedia reports that Lee County and the City plan a new westbound span of the Cape Coral Bridge, which was built in 1964, with the toll booth removed and the Cape Coral Parkway and Del Prado Boulevard intersection expanded.
An art center, a small park and a basin on the doorstep
Inside the line are the City's Cape Coral Art Center and Rubicond Park on Coronado Parkway, the South Cape Community Center beside them and the small Founders Park. The Bimini Basin is the southern edge, and Four Freedoms Park on it, just across in the Yacht Club, hosts the Holiday Boat-a-Long in December. What the map does not show: green space. Apart from the basin and the canals, the City's parks layer lists only these three sites inside 2,468 acres; the river beach is at the Yacht Club.

Every gym within reach
The City's South Cape Community Center is inside the line and Four Freedoms Park just south of it. The Yacht Club pool is gone, and no public pool is open year-round in the city: the nearest County pool for everyone is in North Fort Myers.

No school by address: a ranked list and a lottery
The Lee County School District assigns no school by address. Its locator puts the reference point in elementary Zone F (Cape, Pelican and Gulf), middle Zone BB (Gulf and Trafalgar) and high school subzone West 3; a family ranks a zone's schools and a lottery places the child. Cape Elementary, graded A for 2026, is about a kilometer away, which earns a preference and no bus.
