The Northeast Cape is our name for the City's northeast address quadrant, north of Hancock Bridge Parkway and east of Santa Barbara Boulevard, 32,697 residents in 2020 against North Fort Myers on its northern and eastern lines. No public body draws these neighborhoods: each guide is a set of the Gulf American Corporation's plat units as the City maps them, and the name on it is ours to give. Hancock, a name Homes.com uses, is the units on both sides of Pine Island Road and Del Prado Boulevard up to Diplomat Parkway, 12,033 residents, with Hancock Community Park and Burton Memorial Park; the Hancock Creek and Tropic Isles schools that listings attach to it are outside the city. Diplomat is the units along Diplomat Parkway, 11,685 residents, with Diplomat Elementary and Middle and Lake Meade Park. Gator Circle, named for the ring of streets at its middle, is the north end, 8,824 residents in 2020, with Island Coast High School, Yellow Fever Creek Preserve and the newer Entrada, Bella Vida and Coral Lakes, which were still building when the census counted. 3 guides are listed below.

Every canal here is fresh water, so there is no boat route to the Gulf from any of these lots, and the exposure is low: Diplomat's and Gator Circle's residents are all in Lee County's evacuation zone D, the least exposed in the city, and Diplomat has no parcel in a FEMA special flood hazard area. What differs is the pipe. City water reaches 87% of Hancock's parcels, 47% of Diplomat's and 28% of Gator Circle's; the rest are on wells and septic tanks in the City's North 1 East, North 6, North 8 and North 11 utility extension areas, where the line extension and capital charges arrive as a special assessment on the tax bill, paid up front or over years. The City's assessment page gives the amount for each area once it is assessed. Much of the land is still empty: 4,202 of Diplomat's parcels and 3,164 of Gator Circle's were vacant on the City's layer. A homeowners policy covers wind and not rising water, and away from the river FEMA's map is not the whole of the risk, so ask for a flood quote whatever the zone.

Hancock

The Northeast Cape between Hancock Bridge Parkway and Diplomat Parkway, on both sides of Pine Island Road and Del Prado Boulevard with Andalusia Boulevard at its west edge, 3,038 acres and about 12,000 residents, with Burton Memorial Park, Lee County's Kurt Donaldson Park and the Pine Island Road supermarkets inside.
