Palaco Grande is this site's name, borrowed from the trade and from Palaco Grande Parkway, for five of the plat units the Gulf American Land Corporation laid out from 1958 between Del Prado Boulevard and the Caloosahatchee, from Cape Coral Parkway north to Veterans Parkway: 2,195 acres where the 2020 census counted 7,912 residents in 5,212 homes. Half the 5,708 parcels on the City's records are on the water, every canal lot on the SW-E saltwater system that opens to the river, and City water and sewer reach all but one parcel. Hurricane Ian came ashore on Cayo Costa on 28 September 2022, and the National Hurricane Center puts the surge at its worst, 6 to 9 feet above ground, in Cape Coral and the other communities at the river's mouth; no public record says which of these streets took water. Zillow's typical value for ZIP code 33904 was $337,791 in August 2026, down 3.8% on the year, but the ZIP held four times as many people as this guide and is not a Palaco Grande price.

01: The Community

Half the lots are on salt water, and nearly everyone is in the first zone to leave

No public body draws or names Cape Coral's neighborhoods, so this guide's line is the City's own plat: Gulf American Corporation Units 7, 11, 12, 19 and 20 on the Department of Community Development's GAC Unit layer (nine features, one of them unpopulated), joined and clipped to the City Boundary layer, 2,195 acres. Real-estate sites use Palaco Grande for a smaller waterfront stretch around Palaco Grande Parkway; the name here is the trade's and the line is this site's, not the City's. Traced against the City's Major Streets and Canals layers: Veterans Memorial Parkway on the north, from Del Prado Boulevard east to the river; the Caloosahatchee on the east, down to the Cape Coral Bridge causeway; Cape Coral Parkway East on the south, west from the causeway to Vincennes Boulevard; then, going north, Vincennes Boulevard, Coronado Parkway and the Saturn, Rubican and Plato canals, a line a lot back from the east side of Del Prado Boulevard, and Del Prado itself for the last 1.5 km to Veterans Parkway. South Cape, downtown, is to the west and south-west, Four Mile Cove across Veterans Parkway, and Fort Myers and unincorporated McGregor across the river. Inside are Jaycee Park, Veterans Park and Horton Park with its boat ramp, Cape Elementary School, Cape Coral Fire Station 3 and the City's Everest Water Reclamation Facility. Every resident is in the southeast address quadrant, ZIP code 33904 and the Lee County School District; 395 live in parts of the City's South Cape redevelopment area along the south-west edge, which add no millage.

Palaco Grande is a name, not a line anyone official draws. The City publishes no map of neighborhoods, so this guide uses its plat: Gulf American Corporation Units 7, 11, 12, 19 and 20, 2,195 acres between Del Prado Boulevard and the Caloosahatchee, from Cape Coral Parkway to Veterans Parkway. Real-estate sites use the name, after Palaco Grande Parkway, for a smaller stretch; the line is this site's. The 2020 census counted 7,912 residents in 5,212 homes. The city has grown about 22% since, so that is 2020's count.

This is old Cape Coral. The Rosen brothers bought the peninsula in 1957 and their Gulf American Land Corporation began digging canals the next year, first on Redfish Point just to the south. The Cape Coral Bridge opened in 1964 beside this guide's south-east corner. Only 299 of the 5,708 parcels are vacant, and City water and sewer reach all but one, so there is no well, no septic tank and no extension assessment to come, though a seller's bill can carry an installment from an earlier project.

The water is the reason to buy here, and the reason to read the flood map first. The City's records put 2,673 lots on saltwater canals and 166 on the river, half the parcels, all of the canals in the SW-E system east of Del Prado. Whether a dock can take a sailboat out without passing under a fixed bridge was not worked out here: six bridges cross salt canals inside the line, with clearances of 8.3 to 11.25 feet where recorded, so ask about the route from the specific lot.

FEMA's 2022 maps put 83.6% of the ground, canals included, in the 1% annual chance flood zone, and the reference point in zone AE with a base flood elevation of 8 feet. Lee County puts 6,879 residents, 87%, in evacuation zone A, ordered out first. Hurricane Ian came ashore on Cayo Costa, west of the city, on 28 September 2022, and the National Hurricane Center puts maximum inundation at 6 to 9 feet above ground in Cape Coral and the other communities at the river's mouth. No record found says which of these streets flooded.

No price index follows the plat. Zillow's typical value for ZIP code 33904 was $337,791 in August 2026, down 3.8%, but the ZIP holds four times as many people, downtown included. Every City address pays the same thirteen levies, 15.3806 mills for 2025: a homesteaded buyer at the ZIP figure owes about $4,559 a year on the base exemption amounts, a landlord $5,195, and at the $389,950 median for the Royal Palm Coast Realtor Association's Cape Coral region, $5,362. The City's fire, stormwater and solid waste assessments add about $1,063 on an average house for 2026-27, untouched by any exemption. Worth knowing before you commit
Price the flood policy before the house
Zone A, an AE flood zone and a seawall all come with the canal

  • Price a flood policy: homeowners cover does not include rising water, and a federal policy waits 30 days
  • Find the elevation certificate on the City's Forerunner platform; repairs costing half the house's value bring it up to current flood rules
  • Have the boat route from the dock checked bridge by bridge, and the seawall's condition put in writing
  • Estimate the tax at your price, then add the City's assessments from the seller's last bill

How Palaco Grande got here

  • 1957Leonard and Jack Rosen and a few partners buy a 103-square-mile tract on Redfish Point, across the Caloosahatchee from Fort Myers, for $678,000.
  • 1958The Gulf American Land Corporation begins developing it as a planned city of numbered plat units, lots and dug canals; the first four homes are finished in May on Riverside and Flamingo Drives.
  • 1964The Cape Coral Bridge opens across the Caloosahatchee early in the year, landing at the foot of Cape Coral Parkway beside this guide's south edge; before it, Fort Myers was more than 20 miles away by road.
  • 1970Cape Coral incorporates on 18 August.
  • 1991The City joins FEMA's Community Rating System; it reaches Class 5 in 2010, worth a 25% discount on flood policies in the A and V zones.
  • 2020The census counts 7,912 residents and 5,212 homes on the guide's blocks.
  • 2022Hurricane Ian makes landfall on Cayo Costa on 28 September; the National Hurricane Center puts maximum inundation at 6 to 9 feet above ground in Cape Coral and the other communities at the river's mouth. New FEMA flood maps for Lee County take effect on 17 November.

02: The river parks

Three City parks inside the line, two of them on the river

Jaycee Park, 11.8 acres on the river, reopened on 30 April 2026 after renovation, with a splash pad, playgrounds, a boardwalk and a bandshell; no fishing. Horton Park, at the north-east corner, has the public boat ramp, $15 a day for a trailer. Veterans Park on Coronado Parkway has basketball and lighted bocce. None of the photographs here is of these parks.

The School District of Lee County assigns no school by address: families rank the schools of their choice zone and a lottery places children, favoring siblings, then a school within two miles. The district's locator puts the reference point in elementary Zone F, whose schools are Cape Elementary, inside the line and graded A for 2026, Gulf and Pelican; middle Zone BB, Gulf and Trafalgar, both graded A; and high school West subzone 3, with Cape Coral High nearest.
