The Anclote River and the bayous that run through the city are the flood exposure, and 2024 reached a good deal further up them than people expected. The sponge docks and the historic Greektown district are low and on the water by definition. Away from the river the ground rises, and as everywhere in this layer the difference between two addresses a few streets apart is larger than the difference between two cities.
There are effectively three Tarpon Springs. The historic districts and the sponge docks on the water, the golf and retirement communities inland to the east, and the newer subdivisions spreading toward the Pasco County line. They differ in age, price and flood exposure enough that the city figure on this page is a blend rather than a description.
Being at the northern tip of the county cuts both ways. The Pinellas Trail ends here, the bayous and the Anclote are genuinely beautiful, and the traffic that clogs mid-county is a long way south. The other side of that is distance: to Tampa, to the airport and to most of the metro's employment, this is the furthest municipality in the layer.
