Understand Oldsmar before you commit to an address

Oldsmar is fifteen thousand people at the north-east corner of Pinellas County on Old Tampa Bay, founded in 1916 by the car manufacturer Ransom E. Olds as a planned industrial town that never became one. It is the closest municipality in Pinellas to Tampa (twenty-two kilometers) which is most of its appeal. Figures are the same two indexes measured the same way in all 24 municipalities here, on Florida's rules including the homestead exemption.

What buying in Oldsmar actually involves

The city's total of 17.5172 mills produces an effective rate of 1.55% and about $5,700 a year on a typical home value of $365,109. That value fell 5.0% over the year to June 2026, which is steeper than its neighbours on the same shore and worth understanding rather than assuming: parts of Oldsmar sit very low on the bay and took water in 2024.

The position is the product. From here the Courtney Campbell Causeway puts Tampa within a reasonable commute, which almost nowhere else in Pinellas can claim, and the city has a substantial industrial and office base along Tampa Road that keeps its own rate moderate. The trade is that the low-lying bayfront sections are a genuine flood proposition.

The city has a real employment base for its size along Tampa Road and the Oldsmar industrial area, which is unusual in Pinellas and is why its own millage stays moderate. It also means a share of residents work within a few kilometers of home, so the causeway commute is not everyone's daily reality here.

Housing runs from small original stock near the old town grid to 1990s and post-2000 subdivision inland, with waterfront and near-waterfront property on Old Tampa Bay. The elevation difference between those is the single biggest determinant of insurance cost in the city, and it changes within a few streets.

Moving to Oldsmar: check these before you commit

  • Flood zone and elevation, which vary enormously between the bayfront and the higher sections.
  • The Courtney Campbell commute at your hour, since it is the reason to be here and it is one causeway.
  • Any 2024 flood claim on the property.
  • The elevation of the specific lot rather than the neighborhood, because it changes quickly toward the bay.
  • Whether the address is near the industrial corridor, which is the tax base and the truck traffic together.

Oldsmar's own council sets 4.0500 of the 17.5172 mills charged here. The rest is Pinellas County, the school board and the countywide special districts, and the 17.5172 is the total Pinellas County publishes for this taxing district rather than a figure assembled on this site.

Sourced, dated, and separated from the guesswork

Every Oldsmar figure below is cited, stamped with the period it describes, and editable, because a number for the whole city rarely describes your purchase. Appreciation and investment returns are assumptions rather than facts, and they are labelled that way. Read the methodology for how the line is drawn.
