What buying in Dunedin actually involves

The city's total of 17.6017 mills gives an effective rate of 1.58% and about $6,500 a year on a typical home value of $411,373. Its value fell 1.1% over the year to June 2026, among the mildest in this layer, which for a coastal city is worth noting: much of Dunedin sits on higher ground behind the waterfront strip.

The downtown is the genuine article (one of very few in Florida that works without a car) and the Pinellas Trail is a real amenity rather than a marketing one. The waterfront and the causeway to Honeymoon Island are the flood exposure, and they are narrow. As everywhere on this coast, the specific elevation of the specific lot is the question rather than the city average.

The downtown works, and the consequence is tourism pressure: parking, festivals, spring training crowds and a causeway to Honeymoon Island that backs up on weekends. Living two blocks from the center and living two kilometers away are different lives here, and both are legitimate reasons to buy in Dunedin.

The older housing near the center is small, wood-framed in places, and much of it predates modern wind codes, which is a Florida insurance conversation before it is an architectural one. The subdivisions on the higher ground east of the center are newer, cheaper per square foot and much easier to insure.
