The city's total of 18.6422 mills produces an effective rate of 1.60% and a bill of about $4,800 on a typical home value of $296,524. The lowest value of these twenty-four. That figure has fallen 7.4% over the year to June 2026, the steepest drop in this layer, and it is the clearest single illustration of what has happened to older waterfront condominiums in Tampa Bay.
Three forces are hitting the same buildings at once: Helene's surge in 2024, Florida's 2022 milestone inspection and structural reserve requirements, and an insurance market repricing coastal condominium risk. Association fees and special assessments here have moved faster than prices. If you are buying, the reserve study and the association's post-storm repair position matter more than anything else on this page.
Almost the entire city is condominium and much of it went up between 1965 and 1980, which is precisely the stock Florida's structural inspection and reserve rules were written for. Buildings of that age with elevators, seawalls and parking garages carry the largest deferred maintenance bills in the county, and the fee you are quoted today is a poor guide to the fee three years from now.
A number of the associations here are age-restricted, which limits who can buy and narrows the resale pool. That is not a problem in itself, but it does mean the market for a unit is smaller than the price comparison on this page suggests, and it should be confirmed in the association documents rather than in the listing.
