Paying it down faster

Most lenders cap annual prepayments at 10–20% of the original principal, and charge a penalty above it. Check your own commitment before planning around a large lump sum.

Where the money goes, year by year

Early payments are almost all interest. The crossover (the year principal finally exceeds interest) is the real shape of an amortized loan, and it is much later than most people expect.

The payment is often the smaller half of the monthly cost here

Principal and interest is what this calculator computes. On the typical South Pasadena house your lender will escrow roughly $396 a month in property tax: the 1.60% a homesteaded buyer pays out of 18.6422 mills charged, and about $390 a month in homeowners insurance. That insurance figure is the single largest uncertainty on this page and the reason a Pinellas County purchase can fail underwriting on a payment that looked comfortable.

Florida taxes the loan, not just the deed

The documentary stamp tax on the deed, at 70 cents per $100, is the seller's by convention in both these counties. What is the buyer's is a second documentary stamp on the promissory note at 0.35% and a non-recurring intangible tax on the mortgage at 0.2%: both charged on the amount borrowed rather than the price. On this house that is $1,305 at 20% down and $1,549 at 5% down. It is one of the few closing costs that gets larger the less you put down, and it is cash at the table rather than part of the payment.

PMI is the number to watch, not the rate

Below 20% down the lender adds private mortgage insurance, which insures the lender rather than you. Federal law makes them terminate it once the scheduled balance first reaches 78% of the purchase price, and you can ask for cancellation at 80% if you are current. The calculator shows the exact month rather than averaging the premium across the loan, and the month moves when you add extra principal, because the trigger is the amortization schedule rather than what the house is worth.

Monthly compounding, and why the Canadian number would be wrong

An American fixed-rate mortgage compounds monthly: the periodic rate is the annual rate divided by twelve. Canadian mortgages compound twice a year, which makes the same nominal rate slightly cheaper. This site runs both conventions and no page borrows the other country's arithmetic.

What this cannot tell you

Homeowners insurance does not cover flood, and in Tampa Bay that distinction did the damage. Hurricane Helene put the largest storm surge on record into this bay in September 2024, over six feet in St. Petersburg and more than seven on the barrier islands, and Milton followed two weeks later. Flood is a separate policy, the elevation certificate is the document that prices it, and FEMA's substantial improvement rule can force a full elevation on what looks like an ordinary repair. The figure on this page is homeowners insurance only. None of this includes a community development district assessment. A CDD is a special-purpose government that borrows to build a master-planned community's roads, drainage and amenities and repays the bonds through a non-ad-valorem line on your tax bill. Commonly $1,200 to $3,000 a year in the newer parts of Florida. It is in no millage, it is not in any figure here, and it is the first thing to check on a new-build address. It also cannot tell you what a flood policy will cost, what an elevation certificate will show, or what an insurer will quote on the specific structure (roof age, construction, opening protection and flood zone move that figure by multiples) or what the property appraiser will assess the house at in the January after you buy, which will be your purchase price rather than the seller's capped assessment.
