Understand Treasure Island before you commit to an address

Treasure Island is sixty-five hundred people on the barrier island north of St. Pete Beach, with the widest beach in Pinellas County and a deliberately low-rise skyline. The city has resisted the height its neighbours allowed, which is much of its character. Figures are the same two indexes measured the same way in all 24 municipalities here, on Florida's rules including the homestead exemption. It is on a barrier island, which after the 2024 storm season is the most consequential fact about any address in this bay.

What buying in Treasure Island actually involves

The total of 16.5501 mills gives an effective rate of 1.53% and a bill of about $8,000 on a typical home value of $523,869, down 6.0% year over year. Like every barrier-island municipality here the rate is low and the bill is not, because the base is what it is.

Everything on this island runs through 2024. Helene's surge crossed it, the older single-story houses on the canals took water, and the rebuilding since has run into the substantial improvement rule. A repair costing more than half the structure's value forces the whole thing to be elevated to current code, which on a 1950s slab house is often more than the house is worth. That calculation is being made on hundreds of lots here right now and it is what the next few years of this market will be about.

Most of the residential stock is on finger canals, which makes the seawall the single largest capital item attached to a house here. Seawalls on this island date largely from the 1950s and 1960s, replacement runs into six figures, and the condition of the neighbours' walls affects yours. It is an inspection line rather than a formality.

The city has held its low-rise character, which means the housing is mostly one and two stories at low elevation. That is the combination the 2024 surge found, and it is also why the rebuilding question here is sharper than on islands with newer, taller stock: an elevated replacement house looks nothing like what stood on the lot before, and whole streets are working through that.
