Understand Redington Shores before you commit to an address

Redington Shores is two thousand people on the narrow barrier island north of Madeira Beach. One of three small Redington towns strung along a few kilometers of Gulf Boulevard, mostly low-rise condominiums and single-family houses between the Gulf and the Intracoastal. Figures are the same two indexes measured the same way in all 24 municipalities here, on Florida's rules including the homestead exemption. It is on a barrier island, which after the 2024 storm season is the most consequential fact about any address in this bay.

What buying in Redington Shores actually involves

Its total of 15.1568 mills is the lowest of these twenty-four, and a homesteaded buyer's effective rate of 1.43% is the lowest too. On a typical home value of $667,757 the bill is still about $9,500 a year. A tiny town with very valuable property does not need a high rate. The arithmetic that runs through every layer on this site.

The island here is a few hundred meters wide with the Gulf on one side and the Intracoastal on the other, which is the maximum exposure geometry. Helene's surge crossed it in 2024 and the value is down 7.0% since. The three Redington towns each have their own council and their own rate, which is the Pinellas pattern in miniature: twenty-four municipalities in 280 square miles, several of them measured in hundreds of residents.

Everything here is within a few hundred meters of Gulf Boulevard, which is the island's only through road and carries all of its traffic, including the beach traffic for the towns either side. An address on the Gulf side, on the boulevard itself and on the Intracoastal side are three different experiences of the same small town.

A town of two thousand cannot run a full service department and does not try to. Fire, emergency medical and much of the rest come from the county or a neighbouring city under contract, which keeps the municipal levy low and means the practical questions about response and service are answered at the county level rather than by the town.
