Understand Indian Rocks Beach before you commit to an address

Indian Rocks Beach is four thousand people on the barrier island north of Indian Shores, a low-rise beach town with a strict height limit, a walkable center and one of the least commercialised stretches of sand in Pinellas County. Its typical home value of $784,527 is the second-highest of these twenty-four. Figures are the same two indexes measured the same way in all 24 municipalities here, on Florida's rules including the homestead exemption. It is on a barrier island, which after the 2024 storm season is the most consequential fact about any address in this bay. Zillow publishes no rent index for a municipality this size, so the rent shown is the median of the seventeen here that have one, and is marked as such wherever it appears.

What buying in Indian Rocks Beach actually involves

The city's total of 15.8672 mills is among the lowest here, and an effective rate of 1.51% on that value produces a bill of about $11,800 a year. The third-largest in this layer. The height limit is much of why the value is what it is: no towers, a genuinely low-rise beach, and very little of it.

Its value fell only 1.2% over the year to June 2026, the mildest fall of the beach towns, which is worth noticing. Single-family houses on an island have held up considerably better than older condominiums have, because the reserve and milestone pressures that hit condominium associations do not hit a house, even though the surge exposure is identical. That distinction runs through this whole layer.

The town is walkable in a way most of this coast is not: a compact center, restaurants and shops within a few blocks of most addresses, and a beach without a hotel wall in front of it. That is the product being bought here, and it is why the value sits where it does relative to towns a kilometer away with the same sand and the same surge exposure.

Short-term rental rules are a live and contested question in this town, as they are on every barrier island in Pinellas. If the plan involves letting the property at all, the rules attached to the specific zoning district are the thing to read, and they have been amended more than once.

Moving to Indian Rocks Beach: check these before you commit

  • Whether you are comparing a house or a condominium, because on these islands they have behaved completely differently since 2024.
  • Substantial damage history and elevation requirements.
  • Flood insurance quoted separately, and the height and density rules that protect the town's character.
  • The short-term rental rules for the specific zoning district, which have changed and may change again.
  • How far the address really is from the beach access and the center, since the town is small and the difference is walkable.

Indian Rocks Beach's own council sets 1.7300 of the 15.8672 mills charged here. The rest is Pinellas County, the school board and the countywide special districts, and the 15.8672 is the total Pinellas County publishes for this taxing district rather than a figure assembled on this site.

Every Indian Rocks Beach figure below is cited, stamped with the period it describes, and editable, because a number for the whole city rarely describes your purchase.
