Understand Indian Shores before you commit to an address

Indian Shores is thirteen hundred people on the barrier island north of the Redingtons, about two and a half miles long and a few hundred meters wide, and home to the Seaside Seabird Sanctuary. The largest wild bird hospital in the United States. Figures are the same two indexes measured the same way in all 24 municipalities here, on Florida's rules including the homestead exemption. It is on a barrier island, which after the 2024 storm season is the most consequential fact about any address in this bay. Zillow publishes no rent index for a municipality this size, so the rent shown is the median of the seventeen here that have one, and is marked as such wherever it appears.

What buying in Indian Shores actually involves

The town's total of 16.0072 mills gives an effective rate of 1.50%, about $9,600 a year on a typical home value of $640,651, down 5.2% year over year. Like its neighbours it is a low rate on a high base, and like its neighbours it is absorbing 2024.

A town of this size contracts almost everything (fire, policing, most services) from the county or a neighbour, which is why the municipal levy is modest. What it controls is land use, and on an island this narrow that is the whole of local politics: building height, density, and what may be rebuilt after a storm. The last of those has become the dominant question since Helene.

The island is narrow enough here that a great many properties have water on both sides within a two-minute walk, which is the appeal and the risk in one sentence. Housing runs from small older houses on the Intracoastal to mid-rise condominium along the Gulf, and the two have behaved very differently since 2024 for the same reason they have everywhere in this layer: association costs hit condominiums and not houses.

The seabird sanctuary and the beach access points bring visitors year-round to a town of thirteen hundred, which shapes parking and traffic on a strip with one road. That is worth experiencing at the time of year you would actually live here rather than in the quiet season.

Moving to Indian Shores: check these before you commit

  • Substantial improvement and elevation rules, which decide what a damaged property can become.
  • Flood insurance quoted separately, plus the elevation certificate.
  • What services the town actually provides versus contracts, which affects response times more than the tax bill.
  • For a condominium, the milestone inspection and reserve study, which on this coast are the documents that matter most.
  • Parking and beach-access traffic near the address in high season.

Indian Shores's own council sets 1.8700 of the 16.0072 mills charged here. The rest is Pinellas County, the school board and the countywide special districts, and the 16.0072 is the total Pinellas County publishes for this taxing district rather than a figure assembled on this site.

Sourced, dated, and separated from the guesswork

Every Indian Shores figure below is cited, stamped with the period it describes, and editable, because a number for the whole city rarely describes your purchase. Appreciation and investment returns are assumptions rather than facts, and they are labelled that way. Read the methodology for how the line is drawn.
