Groveland charges a total of 17.79 and a buyer's effective rate of 1.58%, which on a typical home value of about $372,000 is a bill of about $5,900. Its rent index of about $2,350 is one of the highest in this metro relative to its house prices. A sign of how much of the newer stock here is built for and let to households priced out of Orange County.
Nearly all of the growth is in master-planned communities with community development districts, and in Groveland the CDD assessment is often a larger share of the annual housing cost than anywhere else on this list. Add the toll on the 429 for a downtown commute and the real monthly figure moves a long way from the mortgage payment. This is the far western edge of the metro and it feels like it.
The city is at the western edge of the metro against the Green Swamp and the ridge, which gives it genuine countryside and a long drive to almost everything. That distance is the entire reason a new house here costs what it does, and it should be tested at the hour you would actually make the trip.
Because the growth is almost entirely master-planned, the amenities arrive on the developer's schedule rather than the buyer's. Pools, parks and commercial space are often years behind the first houses, and what exists today rather than what is drawn on the plan is the thing to verify.
