A buyer's effective rate of 1.51% on a typical home value of about $432,000 is a bill near $6,500. Clermont's rate is low for Lake County because the city has a substantial retail and medical base along US-27 and because the county's unincorporated fire MSTU does not apply inside it. The same structure that separates incorporated from unincorporated across this whole metro.
The trade here is distance, and it is a real one: thirty-nine kilometers from downtown Orlando with the 429 and US-27 as the routes, both tolled or congested at peak. What people buy it for is topography and water. The Clermont chain of lakes, the South Lake Trail, and elevations that make this the least flood-prone part of the metro. The southern subdivisions toward Four Corners are newer, cheaper and generally in a community development district.
The chain of lakes and the hills are the reason people choose this city over the flatter suburbs closer in, and the trail network and the training center give it a sporting economy that is genuinely unusual in Florida. Lake access, elevation and view are what the premium buys here.
The city has grown enormously to the south along US-27, and that growth is where the new subdivisions and their district assessments are. The older core near the lakefront is a different market: smaller, older, closer to the water and without the district charges.
