The total of 19.30 and a buyer's effective rate of 1.67% are among the highest in this metro, on a typical home value of about $311,000 that is among the lowest: a bill of about $5,200. That is the county-seat pattern: a small city carrying courthouse-town infrastructure and a modest tax base, which produces a high rate on cheap houses.
What Tavares offers is water and price. It sits on the Harris chain of lakes with genuine navigable access to the St Johns, and a lakefront house here costs a fraction of what one costs closer in. What it does not offer is a commute. Forty-five kilometers from downtown Orlando, no rail, and US-441 as the route. The population skews older and the market moves slowly.
As the county seat the city has a stable administrative job base, and the waterfront entertainment district built around the seaplane base has given it a center that functions in the evening. For a small Lake County city that combination is unusual and it is much of what the premium over its neighbours pays for.
The housing is a mix of mid-century stock near the lakes and newer subdivision on the edges, with a substantial share of manufactured and age-restricted housing among it. Those are different financing and insurance products, and they are the reason the city's typical value sits where it does.
