Understand Ocoee before you commit to an address
Ocoee is fifty-one thousand people in west Orange County, a citrus town that became a suburb when the 408 and later the 429 opened the west side to Orlando. It is also the site of the 1920 Ocoee massacre, when a Black man's attempt to vote led to the destruction of the town's Black community and the deaths of an unknown number of people. History the city has only recently begun to mark. Figures are the same two indexes measured the same way in all 24 municipalities here, on Florida's rules including the homestead exemption.

Explore OrlandoWhat buying in Ocoee actually involves
Ocoee is the median of this metro in most respects and that is its usefulness on this table: 4.95 city mills, 16.39 total, a buyer's effective rate of 1.48%, and a typical home value of about $416,000. If you want to know what an ordinary Orlando-metro suburb costs, this is close to the answer, and its trajectory has followed the West Orange growth corridor rather than leading or lagging it.
What to weigh here is the road network rather than the town. Ocoee sits between the 429, the 408 and the Florida's Turnpike, and both of the first two are tolled. A commute from here to downtown or to the airport is a daily toll charge that most household budgets never itemise. The Health Central hospital campus and the West Orange Trail are the two civic assets that genuinely shape day-to-day life here.
The city has a hospital and a growing medical and commercial concentration of its own along the Colonial and Silver Star corridors, which is unusual for a suburb of this size and gives it a job base beyond commuting. The West Orange Trail runs through the city and is a genuine amenity for the neighborhoods it passes.
The housing splits between an older core near the original town center and successive subdivision waves from the 1990s onward. The newer ones are association-governed and some carry district assessments; the older ones are cheaper and carry the maintenance profile of their age. The city figure blends both.
Moving to Ocoee: check these before you commit
- The toll cost of your actual commute, priced over a year. The 408 and 429 are the routes and both charge.
- Whether the subdivision has a homeowners association or a community development district, which are different things with different bills.
- Which side of Silver Star Road, since the older core and the newer subdivisions are distinct markets.
- Which subdivision wave the house belongs to, since it sets the systems, the fees and the lot size.
- How close the address is to the West Orange Trail, which is an amenity worth confirming on foot.
Ocoee levies 4.9500 of the 16.3878 mills charged here; the rest is Orange County, the school district and the water management district, none of which the city council sets.
Sourced, dated, and separated from the guesswork
Every Ocoee figure below is cited, stamped with the period it describes, and editable, because a number for the whole city rarely describes your purchase. Appreciation and investment returns are assumptions rather than facts, and they are labelled that way. Read the methodology for how the line is drawn.
