This area is the City's own, from its 2050 Master Plan: the plan's West Hialeah, west of the Palmetto Expressway and north of the Hialeah Gardens line at W 52nd Street, with Hialeah Heights, the plan's separate area past Interstate 75, folded in. Together they held 55,305 residents and 18,342 housing units on 3,929 acres in 2020. Every guide here is one or more of the plan's numbered districts, which the plan draws and does not name, so the name on each is the one this site gives it. Casas Park, named for the City park at its middle, is the plan's District 1, 16,942 residents on 647 acres. Slade Park, also named for its park, is District 2, 8,706 residents. Lago Grande and Bucky Dent Park divide District 3 on W 24th Avenue, the plan's own sub-district line: Lago Grande, 11,244 residents west of it, takes the name of the County plats that hold 3,637 of them, and Bucky Dent Park, 10,612 east of it, the name of its park. Hialeah Heights is the plan's four districts past Interstate 75, up to NW 170th Street and the Miami Lakes line, 7,801 residents on 1,968 acres in 2020, with Bonterra, Aquabella and Bellagio among its master-planned communities. 5 guides are listed below.

The two ends of this area are the newest ground in the city and the most industrial. On the City's zoning layer 65% of Hialeah Heights' parcel acres carry an industrial designation, the Countyline Corporate Park plat among them, and 39% of Slade Park's, where the International Commerce Park and Palmetto I-75 Industrial Center plats are; Lago Grande has none. The same layer records 872 parcels built in 2020 or later in Hialeah Heights, more than in all the rest of the city together, so its 2020 count is well under its population today, and in its master-planned communities a homeowners association brings fees no figure on this site includes. The flood map divides the area the same way: every Hialeah Heights resident is in FEMA's zone AE on the City's layer, while under a tenth of Bucky Dent Park's are in any flood zone. A Florida homeowners policy covers wind and not rising water, so FEMA's flood map for the exact address, the elevation certificate, the seller's disclosure of past flooding and a quote for a separate flood policy belong in any offer here.
