Every guide here is one or more of the plan's numbered districts, which the plan draws and does not name, so the name on each is the one this site gives it. Palm Lakes, the plan's District 1, 7,366 residents, takes the name its City park, school and plats share. North Twin Lakes, District 2, 13,507 residents, is named for its City park. Westhaven Heights, District 4, 16,875 residents, takes the name of a County plat that holds 1,950 of them. Palm Springs is Districts 3, 5 and 6, 17,858 residents on 1,249 acres around the place OpenStreetMap maps by that name, with Palm Springs Villas inside; it is neither the California city nor Palm Springs North, the unincorporated place north of Miami Lakes. Amelia, District 7, 4,386 residents, is the plan's name for the corner beside Amelia Earhart Park, which is County land outside the city. 5 guides are listed below.
W 12th Avenue, W 4th Avenue, Palm Avenue, East 4th Avenue and W 68th Street run through this area. On the City's zoning layer Westhaven Heights has no industrial land at all, while Amelia, where the City's public works yards are, is 22% industrial by parcel acres. The flood map is uneven. On the City's layer 49% of Westhaven Heights' residents live in a FEMA special flood hazard area and under a tenth of Amelia's do, and the rest of the area falls between. Ingleside Park, a plat of 2,287 residents, runs across Amelia and Bright Park, in the next area, and Deal Manor across Palm Springs and Milander Park, so a plat name on a listing does not settle which guide a house is in. A Florida homeowners policy covers wind and not rising water, so FEMA's flood map for the exact address, the elevation certificate, the seller's disclosure of past flooding and a quote for a separate flood policy belong in any offer here.
