Live in Bucky Dent Park
Only 351 of its 10,612 residents were in a FEMA flood zone in 2020 and every one was zoned for the same three schools, but the nearest frequent transit is the Palmetto Metrorail terminus 3.7 km south, and Zillow's typical value for its ZIP fell 4.4% in the year to August 2026.
Bucky Dent Park is this site's name for the ground, not the City's: the Hialeah 2050 Master Plan draws and numbers its West Hialeah districts and names none of them, so this guide takes the name of the 25-acre City park at its middle, which the City named for Russell Earl "Bucky" Dent, the former major league shortstop who grew up in Hialeah. The 2020 census counted 10,612 residents in 3,690 homes on its 342 acres, most of them on the Chambers Land Company, Michelle Jardins and Cielo Gardens plats, and the City's zoning layer records no parcel built here since 2020. Inside the line are the park, with what the City calls its only indoor basketball gymnasium, and a water park that is closed until further notice, and José Martí MAST 6-12 Academy, a magnet school; the zoned elementary, Ben Sheppard, is across W 24th Avenue. Zillow's figure for ZIP 33016, which holds every resident, was $293,905 in August 2026, down 4.4% on the year, but the ZIP held four times as many people in 2020 and Zillow labels it Miami Lakes, so it is not a price for these streets.
A park, a magnet school and mostly dry ground, with the trains 3.7 km away
The east half of District 3 in the West Hialeah area of the City of Hialeah's 2050 Master Plan (sub-districts 3-B and 3-D), cut on W 24th Avenue as the plan's map draws it, redrawn here on the City's street centerlines and clipped to the City Boundary layer: 342 acres. W 24th Avenue is the western edge, with the Lago Grande guide across it; W 20th Avenue and the Palmetto Expressway (State Road 826) are the eastern edge, with the Westhaven Heights guide beyond; W 68th Street is the northern edge, with the Slade Park guide and Palmetto General Hospital across it; and the southern edge is the city line at W 52nd Street, where the City of Hialeah Gardens begins. The plan draws the line; the name is this site's, and nothing here says where residents think Bucky Dent Park ends. All of it is in ZIP code 33016, Miami-Dade County and Miami-Dade County Public Schools.
The name is this site's, not the City's. Hialeah keeps no map of neighborhoods. Its 2050 Master Plan divides the city into numbered districts and names none of them, and this guide is the east half of West Hialeah District 3, cut on W 24th Avenue where the plan's sub-district line runs: 342 acres between W 24th Avenue and the Palmetto Expressway, from W 68th Street down to W 52nd Street, where the City of Hialeah Gardens begins. The name is the 25-acre City park at its middle, which the City named for Russell Earl "Bucky" Dent, the former major league shortstop who grew up in Hialeah. Nothing here claims to know where residents think it ends.
The 2020 census counted 10,612 residents in 3,690 homes, most of them on a few County plats: Chambers Land Company holds 4,490, the two Michelle Jardins sections 2,670 and Cielo Gardens 1,145. On the City's zoning layer 137 of 260 parcel acres are high-density residential and 34, or 13%, carry an industrial designation, which counts acres of parcels, not buildings or jobs. The layer records no parcel built here since 2020. How many homes are owned rather than rented was not tabulated for this guide.
By Hialeah's standard this is dry ground. Citywide, 40% of residents lived in a FEMA special flood hazard area in 2020; here it was 351 of 10,612, or 3.3%, all in zone AH, FEMA's designation for shallow ponding. By area the share is 14.8%, because lakes count in acreage. The reference point is zone X, and no resident is in a storm surge evacuation zone. The maps are FEMA's of 11 September 2009, on the older NGVD29 datum, and flooding here is rain on high groundwater, not surge; no record read for this guide says how any street fared in Irma or the June 2024 rains. The City's rating class 7 takes 15% off a flood policy inside the hazard area and 5% outside, and its 50% rule brings a building up to new-construction standards once work within five years reaches half its market value.
The schools are simple, which is unusual for Hialeah. Seventeen of this site's twenty Hialeah guides are split between zones; on the County's layers every 2020 resident of this one is zoned for Ben Sheppard Elementary, across W 24th Avenue, graded B for 2026; Palm Springs Middle, 2.3 km east, C; and Hialeah Gardens Senior High, 2.6 km west in the next city, A. Inside the line, José Martí MAST 6-12 Academy, graded A, admits by magnet application.
No price index follows the line, and the ZIP's is falling. Every resident is in ZIP code 33016, whose Zillow value was $293,905 in August 2026, down 4.4% on the year, but the ZIP held 45,714 people in 2020 and Zillow labels it Miami Lakes. Every City of Hialeah address paid 18.6468 mills for 2025, with no County fire or library levy because the City runs both: at the ZIP figure about $4,711 a year for a homesteaded buyer and $5,480 for a landlord. Save Our Homes caps a homestead's assessment at 3% a year and ends with a sale, so the seller's bill understates yours; garbage is $36.50 a month on the City's utility account. The arithmetic is on the Hialeah page. This is car country: Route 54 stops on W 60th Street about hourly at midday, the City's Flamingo circulator about every 40 minutes, and the nearest train is the Palmetto Metrorail terminus, 3.7 km south.
- Confirm on the Property Appraiser's record that the folio is a City of Hialeah address
- Look the lot up on FEMA's map: most of the guide is zone X, but 351 residents were in AH
- Run the address through the school district before counting on Ben Sheppard and Hialeah Gardens Senior
- Ask the Property Appraiser what the assessment will be at your price, not what the seller pays
How Bucky Dent Park got here
- 1925Hialeah incorporates on 10 September.
- 1970Russell Earl "Bucky" Dent, who grew up in Hialeah and graduated from Hialeah High School, is drafted by the Chicago White Sox; the City later names the 25-acre park at 2250 W 60th Street for him (the year of the naming was not found).
- 1987José Martí Middle School opens at 5701 W 24th Avenue, under its first principal, José Enriquez Sr.
- 2003Palmetto Metrorail station opens on 30 May near NW 77th Street and NW 79th Avenue, in unincorporated Miami-Dade near Medley, as the Green Line's northern terminus.
- 2009FEMA's flood maps for Miami-Dade County take effect on 11 September; they are still the effective maps here in 2026.
- 2011The middle school becomes José Martí MAST 6-12 Academy in August, a magnet school for grades 6 through 12.
- 2018The City records that Bucky Dent Park hosted a presidential town hall meeting.
- 2020The census counts 10,612 residents in 3,690 housing units inside the line, every one of them in ZIP code 33016.
- 2025The Hialeah 2050 Master Plan's district recommendations, dated May, divide the city into areas and numbered districts; this guide is the east half of West Hialeah District 3.
- 2026Bucky Dent Water Park is closed until further notice; in August Zillow's typical value for ZIP 33016 stands at $293,905, down 4.4% on the year.

One elementary, one middle and one high school for the whole guide
The point is zoned for Ben Sheppard Elementary (B for 2026, A for 2025), Palm Springs Middle (C, after B) and Hialeah Gardens Senior High (A for 2026 and 2025), and on the County's layers so is every 2020 resident. José Martí MAST 6-12 Academy, inside the line, is a magnet school by application.
| School | Board | Note |
|---|---|---|
| Ben Sheppard Elementary School | Miami-Dade County Public Schools | 5700 W 24th Avenue, across the guide's western line about 0.4 km from the reference point: the point is zoned for it on the County's elementary attendance boundary layer, edited 21 September 2026, and so is every 2020 resident of the guide. Pre-K to 5, 917 pupils. Graded B for 2026, A for 2025 and B for 2024. A second Ben Sheppard site on the County's school layer, Ben Sheppard Elementary PLC-V at 5601 W 24th Avenue, is inside the line. |
| Palm Springs Middle School | Miami-Dade County Public Schools | 1025 W 56th Street, 2.3 km east in a straight line across the Palmetto Expressway: the middle school the point and every 2020 resident are zoned for. Grades 6 to 8, 694 pupils. Graded C for 2026, B for 2025 and C for 2024. |
| Hialeah Gardens Senior High School | Miami-Dade County Public Schools | 11700 Hialeah Gardens Boulevard, in the City of Hialeah Gardens, 2.6 km west in a straight line: the high school the point and every 2020 resident are zoned for. Grades 9 to 12, 2,896 pupils. Graded A for 2026 and 2025 and B for 2024. |
| José Martí MAST 6-12 Academy | Miami-Dade County Public Schools | 5701 W 24th Avenue, inside the line: a magnet school for grades 6 to 12, opened as José Martí Middle in 1987 and a 6-12 magnet academy since August 2011, graded A for 2026. It is not a zoned school: admission is by magnet application, open from 1 October 2026 to 15 January 2027 for 2027-28 on the district's Parent Portal, up to five schools. Outside magnet and choice programs, M-DCPS assigns by the parent's address, so run the exact address through the district before relying on these zones. |
Run your own address with Miami-Dade County Public Schools: the County's layers were edited on 21 September 2026, but the district's word is the one that counts. Magnet applications for 2027-28 close on 15 January 2027.
