Live in Lake Kennedy
The freshwater middle of the Central Cape, between Chiquita and Santa Barbara Boulevards: City water and sewer at all but ten of its 7,158 parcels, four parcels in FEMA's flood zone, no resident in Lee County's first evacuation zone, and four public schools and the city's water park inside the line.
Lake Kennedy is this site's name, taken from the lake on the City of Cape Coral's canal map, for twelve of the Gulf American Corporation's plat units between Chiquita Boulevard, Pine Island Road, Santa Barbara Boulevard and Veterans Parkway: 3,424 acres where the 2020 census counted 13,619 residents in 5,429 homes, in a city that has grown about 22% since. Every canal inside is fresh water, so none of its 1,912 waterfront lots has a boat route to the Gulf, and City water is available at 7,148 of the 7,158 parcels on the City's records. Cape Coral High, Challenger Middle, Patriot and Skyline elementary schools, Sun Splash Family Waterpark and the Strausser BMX track are inside. Zillow's typical value for ZIP code 33991, which holds nearly every resident, was $359,005 in August 2026, down 2.9% on the year, but the ZIP also takes in most of Trafalgar and all of Sandoval and is not a Lake Kennedy price.
The middle of the grid, where the canals are fresh and the pipes are in
No public body draws or names a Lake Kennedy neighborhood. The name is this site's, after the lake on the City of Cape Coral's Canals layer, whose lots are in Unit 29, and the City's Lake Kennedy Center and Lake Kennedy Community Park on its shore; it is not a name the City, Lee County or the trade gives this ground. The line is the City's own plat: twelve features of the Department of Community Development's GAC Unit layer, the units the Gulf American Corporation recorded (Units 28, 29 in two parts, 62, 63 and 68 in three parts, the Woodlands plat, and U14A, U14B and UP27), unioned and clipped to the City Boundary layer, 3,424 acres. Traced against the City's Major Streets layer, it follows Chiquita Boulevard South on the west, Southwest Pine Island Road on the north, Santa Barbara Boulevard on the east and Veterans Memorial Parkway on the south, where the Defender and Malabar canals carry the line for a short stretch near Santa Barbara. Trafalgar's units are across Chiquita, Cultural Park's across Santa Barbara and Skyline's across Veterans Parkway. Inside are Trafalgar and Nicholas parkways, the Palmetto-Pine Country Club, the Strausser BMX Sports Complex, Sun Splash, the Lake Kennedy Center, The Courts, HCA Cape Coral Emergency, four Lee County public schools and two charter schools. Of the 2020 residents, 13,201 are in City Council District 5 and 418 in District 4; all are in Lee County and the Lee County School District.
No one draws a Lake Kennedy neighborhood; the name is this site's. Cape Coral has no map of neighborhoods, so this guide is twelve of the Gulf American Corporation's plat units, as the City still maps them, between Chiquita Boulevard, Pine Island Road, Santa Barbara Boulevard and Veterans Parkway, named after the lake where the City's Lake Kennedy Center and Sun Splash share a park. The 2020 census counted 13,619 residents in 5,429 homes on 3,424 acres; the city has grown about 22% since, and no later count exists for this ground.
Every canal here is fresh water. The City's parcel layer puts 1,912 of the 7,158 parcels on a canal or lake and none on salt water or the river, so there is no boat route to the Gulf from any lot. Buyers who want salt water look west of Chiquita or south of Veterans Parkway, where more of the ground is in FEMA's flood zone.
Here the exposure is the low end of the city. FEMA's maps of November 2022 put 4 of the 7,158 parcels in a special flood hazard area. Lee County puts 13,594 residents in evacuation zone C and none in zone A, the zone ordered out first. Ian came ashore on Cayo Costa on 28 September 2022 with a maximum surge of 6 to 9 feet above ground at the river mouth, by the National Hurricane Center's account; no layer read here records which streets took water. A homeowners policy covers wind, not rising water.
The pipes are in. City water is available at 7,148 of the 7,158 parcels and sewer at 7,109. Most came through the Southwest 6 and 7 and Southwest 5 extension projects, whose owners prepaid $15,407.51 and $20,440 on a standard lot; an assessment not prepaid stays on the tax bill as an annual installment, so read the parcel's last bill.
No price index follows these units. Zillow's typical value for ZIP 33991, home to 13,583 of the residents, was $359,005 in August 2026, down 2.9%, but the ZIP also holds Trafalgar and Sandoval. Every City address pays the same thirteen levies, 15.3806 mills for 2025, with no fire district: a homesteaded buyer at the ZIP figure owes about $4,886 a year on the base exemption amounts, a landlord $5,522; at the $389,950 median for the Royal Palm Coast Realtor Association's Cape Coral region, about $5,362. The City's fire, stormwater and solid waste assessments add about $1,063 for 2026-27, untouched by any exemption, and Save Our Homes resets on a sale. The arithmetic is on the Cape Coral page.

- Read every non-ad valorem line on the parcel's bill, including any utility extension installment still running
- Run the address on FEMA's map and Lee County's evacuation map, and price a flood policy even in zone X
- If you want to reach the Gulf by boat, this is the wrong guide: every canal here is fresh water
- Estimate the tax at your purchase price, not the seller's, and file the homestead exemption by 1 March
How Lake Kennedy got here
- 1957Leonard and Jack Rosen and a small group of partners buy a 103-square-mile tract on Redfish Point, across the Caloosahatchee from Fort Myers, for $678,000.
- 1958Development of Cape Coral begins as a planned community; the Gulf American Corporation's plat units, which the City still maps on its GAC Unit layer, are the units this guide is made of.
- 1964The Cape Coral Bridge across the Caloosahatchee opens early in the year.
- 1970The City of Cape Coral incorporates on 18 August.
- 1977A BMX track opens at what is now the City's Strausser BMX Sports Complex on SW 6th Place, inside the line; softball leagues follow there in 1987.
- 2020The census counts 13,619 residents and 5,429 homes on the blocks inside the twelve units.
- 2022Hurricane Ian makes landfall on Cayo Costa on 28 September. The City's canal debris layer records 826 collection tickets inside the line, debris hauled from canals rather than a count of damaged homes.
- 2026Sun Splash Family Waterpark adds a wave pool for its 2026 season. Challenger Middle School is graded A for the third year running, and on 26 August the City Council sets the 2026-27 fire, stormwater and solid waste assessments.
A water park, a BMX track and 44 courts, all inside the line
Lake Kennedy Community Park holds the lake, the Lake Kennedy Center and the gate of Sun Splash, the City's seasonal water park. Down SW 2nd Avenue are a youth center, a skate park and The Courts, 32 pickleball and 12 tennis courts. By the reference point, the Strausser BMX Sports Complex has run a lighted track since 1977. The photographs show the city as a whole and the Cape Coral Parkway monument, about 8 km south-east, not these parks.
What the map does not show: where the water went in Ian. About a tenth of the guide's area, canals included, is in FEMA's flood zone, yet only four parcels are.

The free option is the boardwalk at Lake Kennedy and the park around it, about 3 km from the reference point.
Four public schools inside, and a lottery to decide which one
Every address is in Lee County Public Schools, which assigns no school by address. The district's locator puts the reference point in elementary Zone A (Patriot, Skyline and Trafalgar elementaries and the Cafferata K-8), middle Zone AA (Challenger Middle, graded A three years running, with Mariner Middle and the Cafferata K-8) and high school West Zone 3, where Cape Coral High, inside the line and graded B, carries the International Baccalaureate program. Families rank the zone's schools; a lottery places them.
| School | Board | Note |
|---|---|---|
| Challenger Middle School | Lee County Public Schools | 624 Trafalgar Parkway, inside the line and 0.4 km from the reference point. Lee County assigns no school by address: the district's locator puts the reference point in middle Zone AA, whose families rank Challenger, Mariner Middle and the Hector A. Cafferata Jr. K-8, and a lottery places them, with preference for siblings, then for a school within two miles, then for the nearest. Graded A for 2026, 2025 and 2024. In January 2026 the district told Cape Coral families that the line between Zones AA and CC had moved, so confirm the zone for your address. |
| Patriot Elementary School | Lee County Public Schools | 711 SW 18th Street, inside the line. The reference point is in elementary Zone A, whose schools are Patriot, Skyline and Trafalgar elementaries and the Cafferata K-8; families rank them and the lottery decides. Patriot was graded C for 2026 and 2025 and B for 2024; Skyline, also inside, C, B and C; Trafalgar Elementary, 2.8 km west, A, B and A. No district bus runs to a school within two miles of home. |
| Cape Coral High School | Lee County Public Schools | 2300 Santa Barbara Boulevard, inside the line, home of the district's International Baccalaureate program in the Cape. The reference point is in high school West Zone 3, where the district's locator lists Cape Coral, Ida S. Baker, Mariner and North Fort Myers high schools and the 2026-27 plan adds Island Coast High. Cape Coral High was graded B for 2026, 2025 and 2024. Choice applications for 2026-27 ran from 20 January to 27 February 2026; the 2027-28 dates were not posted. |
| Mid Cape Global Academy and North Nicholas High School | Charter schools | Two charter schools on Lee County's map inside the line, at 76 Mid Cape Terrace and 428 SW Pine Island Road. Charters admit by application, not by zone; the City of Cape Coral's own Oasis charter schools are in Surfside and Trafalgar. |
Run your own address. The point is one address, and the district moved the line between middle Zones AA and CC in January 2026. A school inside the line is not a guaranteed seat, and no district bus runs to a school within two miles of home. The grades are the state's, as CBS12 republished them.
