The Medical Center began as dairy farmland that Oak Hills landowners gave to the San Antonio Medical Foundation in the 1950s so that the city, then the largest in the country without a medical school, could have one; Methodist Hospital opened in September 1963 and the county teaching hospital, now University Hospital, in 1968. This guide takes the City's own line for it, the SA Tomorrow Medical Center regional center adopted by the City Council on 3 October 2019, where the 2020 census counted 62,186 residents, 13.8% more than on the same blocks in 2010, and renters in 24,602 of the 29,568 occupied homes. Its plan counts about 64,000 jobs, 12 hospitals and USAA's headquarters inside, and open space on only 4% of the land. Zillow put the typical home in ZIP code 78229, which is almost wholly inside, at $186,502 in August 2026, down 4.3% on the year.

01: The Community

A dairy farm given away for a medical school, and the apartments that followed the jobs

The City of San Antonio's Medical Center regional center (OBJECTID 19 on the Planning Department's SA Tomorrow sub-area plan layer), one of 13 regional centers the comprehensive plan draws around concentrations of jobs, 6,188 acres by the layer's own figure. It is a planning area, not a neighborhood or an association's filing: the plan names Laurel Hills, Apple Creek, Dreamhill Estates, Mockingbird Hill, the Village at Rustic Oaks and Rockwell Village among the registered associations inside it. On the layer the line follows Interstate 10 along the northeast from Huebner Road down to Loop 410; Loop 410 along the southeast to Bandera Road (State Highway 16) at the Balcones Heights city line; Evers Road and a stepped line along the City of Leon Valley's limits on the west; and Huebner Road back northeast to Interstate 10. All of it is inside the City's full-purpose limits and in Bexar County; 56,634 of its 2020 residents are in Northside ISD, 4,251 in North East ISD and 1,301 in San Antonio ISD. The reference point is an OpenStreetMap place node first mapped on 5 September 2026, near Wurzbach Road and Floyd Curl Drive; the point stands in for the planning area and does not mark a historic center.

After the Second World War San Antonio was, in the words of the City's own plan, the largest city in the country without a medical school. The San Antonio Medical Foundation was formed in 1947, landowners in Oak Hills gave it 171 acres of dairy farmland in the 1950s, and in 1959 the governor signed the bill that created the South Texas Medical School. Methodist Hospital opened in 1963, the county teaching hospital that is now University Hospital in 1968, and USAA moved its headquarters to Fredericksburg Road in 1976. This guide uses the line the City draws around all of that: the Medical Center regional center of its SA Tomorrow plan, 6,188 acres between Interstate 10, Loop 410, Leon Valley and Huebner Road, adopted in October 2019. The 2020 census counted 62,186 residents inside it, 13.8% more than on the same blocks in 2010.

This is a planning area around a workplace, not a neighborhood with one name. The plan counts about 64,000 jobs and 12 hospitals inside the line, and half a dozen registered associations, from Dreamhill Estates, subdivided in 1929, to Rockwell Village. Big-lot houses went up from the late 1940s to the late 1960s, and the 1970s and 1980s brought the low apartment complexes the plan says are aging past their original intent.

Most people here rent. Renters held 24,602 of the 29,568 occupied homes in 2020, 83%, and 4,558 more stood empty. No price index follows the City's line, but ZIP code 78229 comes close: 32,084 of its 33,135 residents live inside it. Zillow put its typical home at $186,502 in August 2026, down 4.3% on the year, and 78240, which holds the other half and runs north past Huebner Road, at $264,786; the Bexar County median sale was $280,999. Because nine residents in ten are in Northside ISD, this is the one San Antonio guide where the city pages' seven-unit bill applies as it stands: 2.290174 per $100 before exemptions, about $2,438 a year for a homestead at the 78229 figure and $4,271 for a landlord; the arithmetic is on the San Antonio page. The North East ISD and San Antonio ISD edges pay a different school line.

The zoned school is the thing to check first, because it changes within a few blocks. Northside ISD publishes no zone map, only an address lookup. At the reference point it returned Oak Hills Terrace Elementary, which the state rated F (52) for 2026 and identified for comprehensive support; six addresses tried across the area returned three elementaries, three middle schools and three high schools.

Traffic is the daily cost of the jobs. The plan describes congestion all day as employees, patients and visitors move between buildings. In return the area has transit most of the North Side lacks: VIA's Medical Center Transit Center is the end of the Primo 100 to downtown, every 15 minutes on weekdays, and the 534 Wurzbach Frequent stops about 0.2 km from the reference point. FEMA puts 3.4% of the area in its 1% annual chance zone, where 2,098 residents lived in 2020, with Zarzamora Creek through the middle; the City also keeps a low-water crossing on Medical Drive west of Wurzbach Road, and flash floods reach streets outside the mapped zone.

How the Medical Center got here

  • 1929Dream Hill Estates is subdivided on farmland in what becomes the Medical Center area; the plan's history calls the area largely dairy farmland until the postwar highways and cars arrived.
  • 1947The San Antonio Medical Foundation is formed as a nonprofit to bring a medical school and hospitals to San Antonio, then the largest city in the country without a medical school.
  • 1952On 25 September the City's largest annexation, 51,043 acres, takes in the southern part of today's regional center, about a quarter of its area on the City's annexation layer.
  • 1959Governor Price Daniel signs House Bill 9 establishing the South Texas Medical School, on land Oak Hills landowners had given to the Medical Foundation in the 1950s.
  • 1961Bexar County voters approve a bond issue that includes $5 million for a 300-bed hospital that can double as a teaching hospital.
  • 1963Southwest Texas Methodist Hospital, now Methodist Hospital, opens in September as the first hospital in the area, and on 21 November the City annexes the Medical Center and Southwest Methodist Hospital area, 1,364.5 acres.
  • 1966The medical school admits its first class of 15 students, housed at first at Trinity University.
  • 1968The Bexar County teaching hospital, today's University Hospital, opens on Medical Drive.
  • 1972On 26 December the City annexes Oak Hill Terrace and the land south of the UTSA site, completing annexations the plan dates from 1952 to 1972.
  • 1973The Audie L. Murphy Memorial Veterans' Hospital is dedicated on 17 November.

The biggest green space inside the line is the San Antonio Medical Foundation Trail off Hamilton Wolfe Road, about 130 acres on the City's park layer, running trails the plan says are privately operated and open to the public. The City's own parks inside are small: Denman Estate Park on Mockingbird Lane, about 12.5 acres, with the Pavilion of Gwang Ju, and Oak Hills Park on Edgevale. For more room, O. P. Schnabel Park is about 8 km away by road beyond Leon Valley and Phil Hardberger Park about 10 km across Interstate 10.
