Los Angeles Heights is the triangle of streets northwest of downtown between Interstate 10 and Fredericksburg Road, and this guide takes the 591 acres its neighborhood association filed with the City as the boundary, where the 2020 census counted 6,745 residents, 1.9% fewer than on the same ground in 2010. Owners lived in 1,402 of the 2,244 occupied homes, and the whole area is in San Antonio ISD, City Council District 1 and one ZIP code, 78201, whose typical value Zillow put at $171,926 in August 2026. Franklin Elementary and Whittier Middle School sit inside the line, and the Primo 100 bus stops at Babcock Station on its southwest edge. No publisher that could be opened gives a date for the original subdivision, so this guide does not give one.
A wedge of owner-lived streets that the interstate and Fredericksburg Road close off
The area the Los Angeles Heights Neighborhood Association filed on the City of San Antonio's registry of neighborhood associations (Neighborhood and Housing Services, OBJECTID 250, about 591 acres); the layer carries no statement that the City checks the lines. Traced against the Census Bureau's road layers, it runs along Interstate 10 and its access road on the east and northeast, from the Vance Jackson Road interchange down to West Hildebrand Avenue; along West Hildebrand Avenue on the south; along Fredericksburg Road (State Loop 345 and Business US 87) on the southwest, from Hildebrand northwest to Vance Jackson Road; and up Vance Jackson Road on the west, back to the interstate. Martinez Creek runs beside Interstate 10 on the eastern edge. All of it is in Bexar County, San Antonio ISD and City Council District 1. The Deco District's Woodlawn Theatre, on Fredericksburg Road south of Hildebrand, is outside it.
Los Angeles Heights is the wedge of streets northwest of downtown that Interstate 10 closes off on the east and Fredericksburg Road on the southwest, with West Hildebrand Avenue across the bottom and Vance Jackson Road up the west side. This guide takes the area the Los Angeles Heights Neighborhood Association filed with the City, about 591 acres, where the 2020 census counted 6,745 residents, 1.9% fewer than on the same blocks in 2010. The association has been on the City's registry since 1999; the City publishes the lines associations file without saying it checks them. No publisher this guide could open dates the original subdivision, so it does not guess. The schools carry the dates that are known: Edison opened in 1929 as a junior-senior school at 2101 Edison Drive, the address Whittier Middle School uses now, and its upper grades moved across what became the interstate in 1958.
Almost nothing here is under design review. One City historic district sits inside the line: Greenlawn Estates, about 32 acres on and around Greenlawn Drive, which owners there applied for in 2018; the City verified support from 75% of the properties that July and scheduled the first hearing. Inside it, the Unified Development Code requires a certificate of appropriateness before a permit for exterior work, new building or demolition, though staff can approve ordinary repairs. Outside it, none of the City's ten neighborhood conservation districts reaches this area, so a house here answers to its base zoning and to no neighborhood design standard. Check which side of the Greenlawn line a lot is on.
Most people own. In 2020 owners lived in 1,402 of the 2,244 occupied homes, 62%, and 639 of them owned outright; 842 homes were rented and 209 stood empty. Zillow's figure for ZIP code 78201, which holds every resident here but 42,005 people in all, was $171,926 in August 2026, down 3.6% on the year, against a Bexar County median sale of $280,999.
The school district changes the landlord's bill more than the owner's. This is San Antonio ISD, whose 2025 rate was 1.1552 per $100 against Northside ISD's 1.0049, so the seven units come to 2.440474 per $100 before exemptions. But the state's $140,000 school homestead exemption takes most of a house at these prices out of the school levy: on the 78201 figure a homesteaded owner pays about $2,127 a year, against $2,137 on the Northside example the San Antonio page works through. The same house without the exemption, as a rental, pays about $4,196.
The creek is on the edge, not inside. Martinez Creek runs beside Interstate 10 on the eastern line, and FEMA's effective map puts 1.6% of the area in its 1% annual chance zone, on census blocks holding 125 residents; the reference point is outside every mapped zone. The City lists no low-water crossing inside the line, the nearest being about 1.9 km away. San Antonio's storms flood streets that no map shades, and May, September and October are the wettest months on the normal. The City's Class 6 rating takes 10% off a federal flood policy outside the mapped zone. Primo 100 stops at Babcock Station on the southwest edge every 15 minutes on weekday daytimes.

How Los Angeles Heights got here
- 1929Edison opens as a six-year junior-senior school at 2101 Edison Drive, the address Whittier Middle School occupies today, inside the association's line.
- 1958In September Edison's upper grades move to a new campus at 701 Santa Monica Street, east of what is now Interstate 10, where Edison High School still stands.
- 1999The Los Angeles Heights Neighborhood Association is founded, by the date the City's registry carries for it.

- 2012VIA opens Primo, its first rapid bus, on 17 December after a free preview on the 15th; Route 100 runs up Fredericksburg Road along the southwest edge to the Medical Center.

Neighborhood parks inside the line, Woodlawn Lake beyond it
The City keeps three parks inside or on the line: Los Angeles Heights Park on West Hermosa Drive, Catalina Park, which the City calls Catalina Ornamental Park, on Fresno Street beside the interstate, and Buckeye Park on West Wildwood Drive. The large one is Woodlawn Lake Park, about 3 km south across Fredericksburg Road: a 30-acre lake with a 1.5-mile path around it, a pool, a gymnasium and ball fields, where the City held its official Fourth of July celebration in 2026.

What the map does not show: any pool or recreation center inside the line. The nearest City community center open to all ages is Ward, about 2.4 km west in a straight line.

There is no public gym inside the line. The City's nearest center is Ward Community Center in Joe Ward Park on East Sunshine Drive, open into the evening Monday to Thursday and closed Sundays, and the Woodlawn Lake pool opens at weekends. The nearest YMCAs are D.R. Semmes and Westside.

Every block goes to Whittier Middle School on Edison Drive, rated D (64) after an F (51) in 2025, and to Edison High School on Santa Monica Street, rated B (85) after a C (79).
