Live in Riverview
The City of Port St. Lucie's Riverview neighborhood on the west bank of the North Fork, where the Crosstown Parkway bridge lands: Floresta Elementary, the City's Community Center and the bus transfer station are inside the line, about half the residents are in a hurricane evacuation zone, and every bus is hourly.
Riverview is one of the 36 neighborhoods on the City of Port St. Lucie's own map, about 1,157 acres of the grid General Development Corporation laid out after it bought land along the North Fork of the St. Lucie River in 1958, three years before the city was incorporated. It wraps around Floresta Gardens on the south and east, from Port St. Lucie Boulevard up the river past Crosstown Parkway, whose bridge over the North Fork opened in 2019. The 2020 census counted 6,585 residents on its blocks, about 8% more than on the same ground in 2010, and owners lived in 84% of the occupied homes. Zillow's typical value for ZIP code 34983, which holds 73% of the residents, was $361,472 in August 2026, down 1.3% on the year, but the ZIP held more than six times as many people and is not a Riverview price.

Traced against the Census Bureau's road and water files: the west bank of the North Fork of the St. Lucie River on the east, around its coves and canal ends, from north of Crosstown Parkway down to Port St. Lucie Boulevard; Port St. Lucie Boulevard on the south, from the river west to Airoso Boulevard; Airoso Boulevard on the west, north to Whitmore Drive; then Whitmore Drive east and Floresta Drive north, the line it shares with Floresta Gardens, which it wraps on the south and east. North of Crosstown Parkway it keeps Floresta Drive on its west and stops near SE Verada Avenue; 28% of its residents live up there. Inside are the City's Port St. Lucie Community Center, the bus transfer station on Deacon Avenue, Whitmore and Harborview parks, Crosstown Plaza Park, the United States Submarine Veterans Park, Floresta Elementary and Olivet Private School. City Hall and the police headquarters are 96 m outside, in Bayshore Heights. No community development district or community redevelopment area touches it. 5,260 of the 2020 residents are in City Council District 4 and 1,325 in District 1, and every one is in St. Lucie Public Schools.
Riverview is a line on the City of Port St. Lucie's own map, not the Riverview near Tampa. It is one of the 36 neighborhoods the City's Neighborhood Services department draws for its NICE program, about 1,157 acres on the west bank of the North Fork of the St. Lucie River. Port St. Lucie Boulevard and Airoso Boulevard are its south and west edges; Whitmore and Floresta drives carry the line around Floresta Gardens and north across Crosstown Parkway. The 2020 census counted 6,585 residents on its blocks, up about 8% on 2010, and 28% of them live north of the parkway. When the City announced residents' votes on neighborhood names in February 2018, this one kept its name; whether people use it was not checked.
The ground is the city's first grid. General Development Corporation bought 40,000 acres along the North Fork in 1958 and the City was incorporated on 27 April 1961; no source read here dates these streets. What changed Riverview most recently is a bridge. Crosstown Parkway's extension to US 1 crossed the river here, a 4,000-foot span begun in 2017 and opened on 28 September 2019, and the parkway meets Floresta Drive at the line's corner in an intersection Wikipedia describes as Florida's first superstreet. Two small City parks beside the bridge date from 2022.
This is also where the City keeps its own front door. City Hall and the police headquarters are 96 m outside the line in Bayshore Heights; inside it are the City's Port St. Lucie Community Center on Airoso Boulevard and Area Regional Transit's Port St. Lucie transfer station on Deacon Avenue. Floresta Elementary is inside too. The buses are free and every one runs hourly, with no Sunday service, so this is still a place to drive. Owners lived in 84% of the occupied homes in 2020.
The river is the risk to price, and the evacuation map reaches further than the flood map. FEMA's effective map of 2020 puts 4.3% of the ground in the 1% annual chance zone, along the water, with 92 residents on those blocks. But St. Lucie County's hurricane evacuation Zone B takes in 3,424 residents, more than half, and all of Riverview is in the planning area around FPL's St. Lucie nuclear plant. The City lists land bordering the river among its repetitive loss areas, and in 2017 Irma's rain reached 10.36 inches at a Port St. Lucie gauge. A homeowners policy does not cover rising water.
No price index follows the City's line. Zillow's typical value for ZIP code 34983, which holds 73% of the residents, was $361,472 in August 2026, down 1.3% on the year; the ZIP held 43,654 people in 2020. Every City address pays the same seventeen levies, 22.3097 mills for 2025, and no community development district or redevelopment area touches Riverview. A homesteaded buyer at the ZIP figure owes about $7,106 a year on the base exemption amounts, a landlord about $8,064; at the county's $402,500 single-family median, about $8,022. The City's solid waste and stormwater assessments add $671 for 2026-27, and no exemption reduces them. Save Our Homes resets on a sale, so the seller's bill understates yours. How Riverview got here
- 1958General Development Corporation buys the River Park development and 40,000 acres along the North Fork of the St. Lucie River, with a budget of $50 million.
- 1959The company opens its first bridge over the St. Lucie River, giving the new development direct road access.

Small parks inside the line, and the courts across the river
The City's parks inside Riverview are small. Whitmore Park, 4.4 acres on SE Whitmore Drive, and Harborview Park, 4.8 acres north of the parkway, list no playground or courts on the City's layer; the United States Submarine Veterans Park beside Crosstown Parkway has a trail and fishing. The nearest playground is at Kiwanis Park, across Floresta Drive in Floresta Gardens, and the nearest courts are at Lyngate Park across the river. The photographs are of other parts of the city.
What the map does not show: the river is Riverview's edge, not its park. The City's parks layer shows no boat ramp inside the line; the nearest is at Veterans Park at Rivergate, across the water.

Every gym within reach
The City's Port St. Lucie Community Center on Airoso Boulevard, inside the line, has a fitness center on the same membership as the one at the MIDFLORIDA Credit Union Event Center across the river. The only public pool listed is the County's, at Ravenswood.

Every address is in St. Lucie Public Schools, which runs choice from kindergarten to grade 8: no address is zoned to an elementary or middle school. All of Riverview is in the district's Blue zone, and ZIP 34983's bus list includes Floresta Elementary, inside the line, graded C. High schools are assigned by address: the locator gives St. Lucie West Centennial High, graded B, at the reference point and for 4,832 residents, and Port St. Lucie High, graded A, for the 1,753 in ZIP 34984.
