A small city with a large historic core, a tourism economy and limited commercial assessment is expensive to run, and Mount Dora's rate has been at the high end of Lake County for a long time.
The market divides sharply between the historic district, where the housing is old, small, expensive and tightly regulated, and the newer subdivisions to the north and east, which are ordinary Lake County suburbia at ordinary Lake County prices. The distance is the constraint: forty kilometers from downtown Orlando with no rail and US-441 as the road, this is a place people move to rather than commute from, and the retiree share of the population reflects that.
The festival calendar is central to this town's economy and to daily life in it. Several weekends a year the streets around the center are closed and full, which is charming from two streets away and wearing from one. Buying near the core means buying into that rhythm.
A good deal of the market here is second homes and retirement moves rather than commuting households, which makes it less sensitive to Orlando's job market and more sensitive to interest rates and to the market in the states people move from.
