A buyer's effective rate of 1.74% is the highest in this metro, and on a typical home value of about $339,000 the bill is about $5,900. Eustis is the clearest case on this list of the pattern that runs through the whole Florida table: the millage is high because there is no income tax to fund anything from and no substantial commercial base here to spread the load across, and the bill in dollars is still moderate because the houses are inexpensive. Both halves of that matter and most comparisons only look at one.
As a place this is a small, established north Lake County town with a real downtown, a good lake, and a very long way to anywhere. Forty-six kilometers from downtown Orlando with US-441 as the route means this is not a commuter market, and the population and the housing stock both reflect that. Prices here have fallen year over year, as they have across most of Lake County.
The town has a real lakefront park and a small downtown that has held on, and it is the kind of place where the walk to the water is the amenity. What it does not have is a fast route anywhere: the drive to Orlando is long and there is no rail, so this is a local market rather than a commuting one.
Much of the older housing is early twentieth-century wood-framed construction, which in Florida is the hardest profile to insure at a reasonable price. Roof age, wiring and construction type decide the cost of ownership here more than the millage does, despite the millage being the highest in the layer.
