West Palm Beach is a hundred and twenty-eight thousand people across the Intracoastal from Palm Beach, the seat of the county and its largest city, and the only one with a genuine downtown, both Brightline and Tri-Rail stations in the same city, and an office district that has been absorbing financial firms relocating from the north-east since 2020. Figures are the same two indexes measured the same way in all 24 municipalities on this coast, on Florida's rules including the homestead exemption.

What buying in West Palm Beach actually involves

The city levies 8.1308 mills plus 0.0580 for debt, the second-highest municipal rate in this layer behind Riviera Beach, and its total of 20.4468 gives a homesteaded buyer a rate of about 1.83%, roughly $7,400 a year on a typical home value of $403,887. It runs its own fire department and library, so neither county levy applies. There is also a Downtown Development Authority levying a further 0.97 mills inside a defined district, which is not in the figure here.

The city is several markets that share a rate. The historic districts (El Cid, Flamingo Park, Northwood) are early-twentieth-century houses on small lots with the insurance profile that implies; downtown is towers, some of them new and expensive; and the western parts of the city are ordinary suburbia. The office relocations have moved downtown values considerably and left the rest of the city much as it was.

This is the county's transport hub as well as its seat: Brightline and Tri-Rail both stop here, the airport is minutes from downtown, and the interstate and Okeechobee corridors meet in the middle of the city. For anyone who values not driving everywhere, it is the most practical address in this layer, and the price of that is airport noise on some approaches and downtown traffic on others.

Downtown and the waterfront have absorbed a decade of office and residential development, which continues. Where a specific block sits relative to that pipeline matters to both the view and the resale, and it is a question with a documented answer at the city rather than a guess.

West Palm Beach levies 8.1888 of the 20.4468 mills charged here. The remaining 12.2580 is Palm Beach County, the school district and the countywide special districts, none of which the municipality sets, and none of it is the county Fire/Rescue MSTU, because West Palm Beach is outside it.
