Palm Beach Shores is a town of about thirteen hundred people occupying the southern tip of Singer Island, across the Lake Worth Inlet from Palm Beach. A compact grid of mid-century houses and low-rise condominiums, with the Atlantic on one side and the inlet on the other. Figures are the same two indexes measured the same way in all 24 municipalities on this coast, on Florida's rules including the homestead exemption. Being on the barrier island puts the insurance figure here in the most expensive band in the state outside the Keys, and flood cover is a separate policy on top of it. The town runs its own fire department, so the county MSTU does not apply, but it is inside the county library district, and it levies 6.3500 mills plus 0.4290 for debt for a total of 19.5861: a homesteaded buyer's rate of about 1.86%, or roughly $16,100 a year on a typical home value of $865,983. That is a very large municipal bill for a town of this size and it is what a barrier-island municipality with its own fire service and no commercial base costs.

This is a barrier-island address at the mouth of an inlet, which means both the maximum coastal insurance case and a specific set of erosion and inlet-dynamics questions the town has dealt with for decades. The housing stock is largely mid-century and low-rise, so the condominium reserve legislation bites here as it does everywhere on this coast, and much of the single-family stock predates current wind codes.

The town occupies the southern tip of the island with a small grid of streets, a beach and a marina, and almost no commercial property beyond that. It is quieter than the condominium strip immediately north of it and its housing is older and lower, which changes both the insurance question and the character.
