Understand Palm Beach before you commit to an address

The Town of Palm Beach is ninety-five hundred people on a barrier island sixteen miles long and never much more than half a mile wide. Worth Avenue, the Breakers, the Flagler and Mizner architecture, and a typical home value of about $2.15 million that understates the north and south ends considerably. It charges 2.6110 mills, and its total of 14.8690 is the lowest here. Figures are the same two indexes measured the same way in all 24 municipalities on this coast, on Florida's rules including the homestead exemption. Being on the barrier island puts the insurance figure here in the most expensive band in the state outside the Keys, and flood cover is a separate policy on top of it.

What buying in Palm Beach actually involves

Palm Beach is the clearest instance in this layer of the pattern that runs through every metro on this site: a municipality with an extraordinary assessment base needs a very low rate to fund itself. Its total of 14.8690 mills is the lowest of these twenty-four and its homesteaded buyer's rate of 1.46% is the second-lowest, behind Hypoluxo's 1.39%, and the bill on the typical house is still about $31,300 a year, because 1.46% of $2.15 million is what it is. The town runs its own fire department and its own everything else.

The constraints here are unlike anywhere else on this site. Landmark protection and the Architectural Commission govern most of what can be done to a building; the town's zoning limits size and height tightly; and the whole island is a barrier island, which means windstorm and flood exposure on properties where the insured values make ordinary policies inadequate. The market is also seasonal in a way that affects everything from contractor availability to how sales are timed.

The town's population roughly doubles in season, and everything from restaurant availability to bridge traffic follows that curve. A purchase here is usually a seasonal one in practice, and the running costs of a house that is closed for months are their own consideration, including insurance terms that may require monitoring or shuttering.

There is very little commercial property outside Worth Avenue and the Royal Poinciana district, and the town's clubs and institutions occupy much of what remains. That is why the residential base carries the town and why what the town spends on shoreline protection is a recurring local argument with direct consequences for individual oceanfront lots.
