Understand North Palm Beach before you commit to an address

North Palm Beach is thirteen thousand people north of Lake Park, developed from 1956 by John D. MacArthur around a network of canals and a golf course the village later bought and now runs itself. Most of the housing is single-family on or near water, and the village owns and operates the country club, the marina and the pool. Figures are the same two indexes measured the same way in all 24 municipalities on this coast, on Florida's rules including the homestead exemption.

What buying in North Palm Beach actually involves

That municipal ownership is why the rate is what it is. North Palm Beach levies 7.4000 mills, among the highest in this layer, runs its own fire department so pays no county MSTU, and reaches a total of 19.6580: a homesteaded buyer's rate of about 1.83%, or roughly $11,600 a year on a typical home value of $630,043. A village that owns a golf course, a marina and a country club is buying amenity with the millage rather than leaving it to a private club.

The waterfront is the market. A great many properties here have canal frontage with ocean access through the Lake Worth Inlet, and that frontage is most of the value; seawall condition and age are a large and frequently underestimated cost on these lots. Being on the mainland rather than the barrier island puts insurance in a better band than Palm Beach Shores across the water, but this is still coastal Palm Beach County.

The village owns and runs its own country club, golf course and marina facilities, which is unusual and is the reason the municipal rate sits where it does. Those amenities are available to residents on village terms rather than through a private membership, and for many households here that arrangement is the point of the place.

The housing is largely 1950s and 1960s, much of it on canals, which means original systems in many properties and seawalls approaching the end of their lives in others. Both are budget items rather than inspection notes, and both are common enough here to be assumed until proven otherwise.

Moving to North Palm Beach: check these before you commit

  • Seawall age and condition on any canal-front property, which is a five-figure replacement and often overdue.
  • Whether the canal has genuine ocean access and what the fixed bridge clearances are, which decides the frontage premium.
  • Village club and marina membership arrangements, which are municipal here rather than private.
  • The age of the electrical, plumbing and roof on 1950s and 1960s stock, which is most of the village.
  • What village club and marina access actually costs a household annually.

North Palm Beach levies 7.4000 of the 19.6580 mills charged here. The remaining 12.2580 is Palm Beach County, the school district and the countywide special districts, none of which the municipality sets, and none of it is the county Fire/Rescue MSTU, because North Palm Beach is outside it.

Every North Palm Beach figure below is cited, stamped with the period it describes, and editable, because a number for the whole city rarely describes your purchase.
