What buying in Golf actually involves

The arithmetic here is the small-enclave pattern at its most extreme. A village of a few hundred houses with no commercial assessment whatsoever levies 6.5452 mills of its own, the sixth-highest municipal levy here, and lands at 18.8032 in total: a homesteaded buyer's effective rate of 1.86%, the fourth-highest in this layer. On a $3.09 million house that is about $57,400 a year in property tax alone. Palm Beach County Fire Rescue's own areas-served page lists the village as a municipality the county neither serves nor dispatches for, and the appraiser's chart shows none of the Fire/Rescue MSTU's 3.4581 mills on its codes, so the cost of the service the village does buy is already inside the 6.5452.

It is also not a housing market in any ordinary sense. There are a few hundred homes, sales are rare, and membership of the club is effectively part of living here. The index on this page is built on very thin data and should be read as an order of magnitude rather than a price.
