Understand Gulf Stream before you commit to an address

Gulf Stream is a town of under a thousand people on the barrier island north of Delray Beach, built around the Gulf Stream Golf Club and a stretch of A1A shaded by an Australian pine tunnel that the town has fought for decades to keep. Its typical home value of about $2.78 million is the fourth-highest in this layer. Figures are the same two indexes measured the same way in all 24 municipalities on this coast, on Florida's rules including the homestead exemption. Being on the barrier island puts the insurance figure here in the most expensive band in the state outside the Keys, and flood cover is a separate policy on top of it. Zillow publishes no rent index for a municipality this size, so the rent shown is the median of the eighteen here that have one, and is marked as such wherever it appears.

What buying in Gulf Stream actually involves

Gulf Stream is outside the county's Fire/Rescue MSTU, so none of that district's 3.4581 mills is on its bill and its total is 15.9304 mills, the fourth-lowest in this layer. Palm Beach County Fire Rescue's own areas-served page lists the town as one it dispatches for rather than one it serves, so the fire service is not the county's and what it costs is already inside the town's own 3.6724 mills. On a house at this value the bill is still about $43,600 a year, and that is before insurance on a barrier-island address, which on a property of this kind is not measured in thousands.

This is a very small town with strong architectural control, a police department of its own, and a long history of litigation with residents over public records and development. The town's legal expenditure has been a live local subject for years. There is essentially no market here: a handful of transactions a year, most of them at prices that make any index a rough guide rather than a valuation.

The town is essentially a residential enclave with a school, a club and a stretch of A1A running through it, and no commercial base at all. Everything the town provides is funded by houses, which is the reason its total rate sits where it does despite the values involved.

Because the town is small and closely governed, what may be built or altered is decided by a review process rather than by a zoning table alone. Anyone buying with a renovation in mind should establish what has actually been approved on comparable lots rather than what the setbacks appear to allow.

Moving to Gulf Stream: check these before you commit

  • The town's architectural review rules, which are among the strictest in the county and constrain both new construction and alterations.
  • Insurance and flood exposure on a barrier-island lot, quoted rather than estimated.
  • That an index built on a handful of sales a year is an indication rather than a valuation at this end of the market.
  • What comparable renovations in the town have actually been approved, rather than what the zoning implies.
  • A1A traffic and beach parking pressure on the specific stretch, which the town cannot control.

Gulf Stream levies 3.6724 of the 15.9304 mills charged here. The remaining 12.2580 is Palm Beach County, the school district and the countywide special districts, none of which the municipality sets, and none of it is the county Fire/Rescue MSTU, because Gulf Stream is outside it.

Every Gulf Stream figure below is cited, stamped with the period it describes, and editable, because a number for the whole city rarely describes your purchase.
