Every guide here is an association's own area on the Tallahassee-Leon County GIS layer of homeowner and neighborhood associations, clipped to the City limits, so its line is one an association filed rather than one the City drew. Florida A&M is here rather than in the core, because the plan's line takes in the whole campus, 2,654 residents in 2020 and in no guide. Greater Bond, the association's name for the Bond community, is 2,791 residents on 468 acres, 170 of them inside the FAMU campus line. Providence is 1,348 residents on 152 acres, 0.2 kilometers from Florida State's campus line. South City is 2,544 residents on 349 acres, and Myers Park 842 on 462 acres, the one guide the plan's line cuts: 489 of its residents are in the Southside and 353 in the core. 4 guides are listed below.
South City has more flood exposure than any guide in the city: on the County's FEMA layer 1,189 of its 2,544 residents are in zone AE by block. All of South City's residents, 2,536 of Greater Bond's and 1,221 of Providence's are in the Greater Frenchtown/Southside Community Redevelopment Area, and 496 of Myers Park's are in the County's Historic Preservation Overlay. One of the two EF2 tornadoes of 10 May 2024 went through Myers and Cascades Parks, and South City lies beside its path as written up, though no one has mapped the damage street by street. Providence has 1.43 residents per housing unit, the fewest of any guide, beside the Florida State campus. A Florida homeowners policy covers wind and not rising water, so FEMA's flood map for the exact address, the elevation certificate, the seller's disclosure of past flooding and a quote for a separate flood policy belong in any offer here.
