Live in Myers Park

A planned suburb of the 1920s laid out around a park and a golf course, where about 500 residents live under the City's historic overlay and Cascades Park is inside the line.

Myers Park is the Myers Park Neighborhood Association's area south of East Lafayette Street: 842 residents in 465 housing units on 462 acres at the 2020 census, with the Capital City Country Club, Myers Park itself and most of Cascades Park inside the line. Its core is Country Club Estates, begun in 1926 on the former Houston plantation and designated a local historic district by the City in 2001; 496 of the residents are inside the County's Historic Preservation Overlay, where exterior changes other than routine maintenance need a certificate of appropriateness from the Architectural Review Board. The City's Southside Action Plan line crosses the guide, putting 489 residents on the Southside and 353 in the core. One of the two EF2 tornadoes of 10 May 2024 went through Myers and Cascades Parks and the country club; nobody has mapped the damage street by street.

A suburb planned around a park, kept by a certificate

The area the Myers Park Neighborhood Association serves, as Tallahassee-Leon County GIS (TLCGIS) maps it on its Open Neighborhoods layer (OBJECTID 424, an active neighborhood association listed by the City's Neighborhood Affairs office), clipped to the City of Tallahassee's current limits: a line the association filed and the County's GIS office draws, not one the City drew, 462 acres. Traced against the TLCGIS street centerlines, South Monroe Street is the western edge for about 3.4 km, East Lafayette Street and a stretch of East Bloxham Street the northern, East Magnolia Drive, Myers Park Drive and Santa Rosa Drive run along the east, and Country Club Drive closes the south. Golf Terrace Drive, South Meridian Street, South Gadsden Street, Oakland Avenue and East Jennings Street run through it. The local historic district is a different line: its state marker describes it as Country Club Estates, parts of Woodland Drives and other subdivisions, Chapman Pond, Old Fort Park, Myers Park and the country club. The whole guide is in Leon County, Leon County Schools and the 32301 ZIP code.

Myers Park is the area the Myers Park Neighborhood Association serves, as Tallahassee-Leon County GIS maps it: 462 acres south of East Lafayette Street between South Monroe Street and East Magnolia Drive. The association filed that line and the County's GIS office draws it, clipped here to the City limits; the City did not draw it, and this guide claims nothing about where residents think Myers Park ends. It held 842 residents in 465 housing units in 2020, few for the acreage, with the Capital City Country Club's golf course, Myers Park itself and most of Cascades Park inside. The City's Southside Action Plan line crosses it, putting 489 residents on the Southside and 353 in the core.

It was planned as a suburb at the edge of town. The state's marker says the ground lies near Anhaica, where de Soto wintered in 1539 and 1540, and that much of it was the Houston family's Lakeland Plantation, part of which had belonged to territorial governor William Pope DuVal. The park was established in 1925, and in 1926 Country Club Estates was laid out on curving streets between South Meridian Street and Golf Terrace Drive, which overlooked a nine-hole course. Its developer gave free lots to the first four people who would build a house costing at least $5,000. Woodland Drives followed in the late 1930s, and the City made the area a local historic district in 2001.

The district comes with a review. On the County's layer, 496 residents live inside the Historic Preservation Overlay. There, the Architectural Review Board reviews every change to a building's exterior except routine maintenance, and issues or denies a certificate of appropriateness; the Tallahassee Trust for Historic Preservation administers it and publishes design guidelines for Myers Park. The overlay layer carries no district names and the marker's district is not the association's line, so check the parcel. How long a certificate takes, and what it costs, was not read.

Cascades Park is the other half of the story. The territorial commissioners picked the capital after seeing a waterfall on the St. Augustine Branch here. The City ran a gas plant on the site from 1895 to the late 1950s; contaminated soil closed an early park, and the cleaned-up park of 24 acres opened in 2014 at $30 million with a 3,000-seat amphitheater, built to drain stormwater too. No resident of 2020 lived on a block in a FEMA flood zone, though 4% of the area is in one; the reference point is in zone X on a 2009 panel, and the City is Class 5 in FEMA's rating system, worth 25% off flood insurance in the hazard area. On 10 May 2024 one of two EF2 tornadoes went through Myers and Cascades Parks and the country club. Nobody has mapped the damage street by street.

What a house costs here is not published. Zillow's typical value for the whole 32301 ZIP was $211,953 in August 2026, flat on the year: a ZIP figure, downtown condominiums included, not this guide's. Every parcel pays the 2025 stack of 19.2060 mills. A homestead takes $25,000 off every levy and a second $25,000 off all but the school levies, and Save Our Homes caps the assessment's rise at 3% a year until a sale resets it, so the seller's bill understates yours; portability can carry part of a previous Florida homestead's benefit. A homesteaded house assessed at $200,000 owes about $3,015 a year, $3,841 without the exemption. The utility bill adds stormwater ($11.00), garbage ($28.19) and a fire services fee whose amount no page read prints, raised 9.98% in October 2025 and challenged in a lawsuit filed on 17 November 2025. Florida A&M's campus line is 0.5 km away, and the census tract holding 421 of the residents counts 66.5% of its people in college; the tract holding 353 counts 6.6%.

Worth knowing before you commit
The certificate comes before the contractor
Inside the overlay, exterior changes beyond routine maintenance go to the Architectural Review Board

  • Check whether the parcel is in the Historic Preservation Overlay: 496 of the 842 residents are, and the association's line is wider
  • Read the Tallahassee Trust's Myers Park design guidelines before offering on a house you mean to add to
  • Work the tax bill at 19.2060 mills on your own purchase price, not on the seller's Save Our Homes assessment
  • Add $39.19 a month for stormwater and garbage, plus the fire services fee, whose amount the City's pages did not print
  • Look the address up on FEMA's flood map: no 2020 resident lived on a flood-zone block, but 4% of the area is in one
  • Expect festival weekends at Cascades Park, inside the line, from Shakespeare in February to Word of South in April

How Myers Park got here

  • 1539Hernando de Soto's expedition winters at Anhaica, the Apalachee capital, in 1539 and 1540. The state's historical marker says the Myers Park Historic District is near its remains.
  • 1600sThe Spanish mission La Purificación de Tama stands on ground now in the historic district, the same marker says.
  • 1820sTerritorial governor William Pope DuVal sends two commissioners to choose a capital halfway between Pensacola and St. Augustine, and they choose the site after seeing the waterfall on the St. Augustine Branch, in today's Cascades Park. DuVal's own home stood near the present tennis courts in Myers Park.
  • 1895The City starts a manufactured gas plant in what is now the southwest of Cascades Park. It runs until the late 1950s, when the City switches to natural gas and propane.
  • 1925The green space of Myers Park is established, and is advertised with the golf course as a permanent asset of the suburb planned beside it.
  • 1926Development begins on Country Club Estates, on the former Houston plantation, with curving streets and irregular lots between South Meridian Street and Golf Terrace Drive. Developer R. H. Gibson gives free lots to the first four people who agree to build houses costing at least $5,000.
  • 1928William G. Dodd, a dean at Florida State College for Women, and his wife Josie build the fifth house.
  • 1930sGeorge Perkins opens Woodland Drives east of the newly expanded municipal golf course and country club late in the decade.
  • 1971The Cascades site is added to the National Register of Historic Places on 12 May. A small park opened there closes a few years later, when contaminated soil left by the gas plant is found.
  • 2001The City of Tallahassee designates the area a local historic district.
  • 2006The Cascades site is cleaned up with Florida Department of Environmental Protection funding. Construction of the new park starts in 2010, paid for from the penny sales tax.
  • 2014Cascades Park opens: 24 acres, $30 million, a 3,000-seat amphitheater and 2.4 miles of trails, built to drain stormwater as well.
  • 2024On 10 May two EF2 tornadoes converge on Tallahassee; one damages Myers and Cascades Parks and passes through Country Club Estates and the Capital City Country Club. On 26 September Hurricane Helene lands in the Big Bend and leaves about 53,000 City utility customers without power at its peak.

02: Three parks inside the line

Myers Park, most of Cascades Park and a golf course

Myers Park, established in 1925, holds the City's Wade Wehunt Pool with tennis and basketball courts, a Little League field, a playground and trails. About 60% of Cascades Park lies inside the line, with its amphitheater, waterfall, splash pads, 2.4 miles of trails and Florida's Prime Meridian marker. Country Club Park adds 4.1 acres and a youth baseball field on the southern side.

What the map does not show: Cascades Park is drainage as much as a park; its ponds and waterfall carry stormwater. Its lawn keeps the outline of Centennial Field, where minor league baseball and football were once played.
