The total of 18.13 and a buyer's effective rate of 1.59% are both near the top of this metro, on a typical home value of about $344,000 that is near the bottom: a bill of about $5,500. That combination is what an older county seat with a large low-value housing stock and a lot of municipal responsibility looks like on a spreadsheet, and Sanford's historic downtown revival has been genuinely successful without yet changing the arithmetic.
The two things that shape this market are the water and the airport. Lake Monroe frontage and the historic district are the premium; Orlando Sanford International, a low-cost and charter airport on the city's east side, is a large employer and a noise contour. Sanford is also the northern end of SunRail, which makes it the one place in the metro where a commuter rail seat is reliably available.
The city has an unusual combination for this metro: a genuine historic downtown on the water, a marina and riverwalk, a college campus and a commercial airport, all inside one municipality. The airport is a real employer and a real noise consideration, and the two facts sit on different sides of the city.
Housing runs from restored and unrestored early twentieth-century stock downtown to post-war blocks and newer subdivision on the southern edge. The spread within the city is wide enough that the municipal figure describes very little of it, and condition varies street by street in the older districts.
